TTDI Puchong

Naza TTDI Sdn Bhd, the property development arm of Naza Group, plans to launch 18 new projects this year with a combined gross development value (GDV) of RM1.6 billion.

Naza TTDI chairman SM Nasarudin SM Nasimuddin said the launches are part of its long-term plan to become one of Malaysia's top 10 property companies in the next three years.

"We also plan to launch our projects outside of the Klang Valley and make our maiden venture overseas such as in Singapore, Vietnam, Indonesia and China," Nasarudin said at a briefing on its financial performance in 2010 and outlook this year in Shah Alam, Selangor, yesterday.

Group managing director SM Faliq SM Nasimuddin said the new projects are expected to increase Naza TTDI's net profit in 2011 by 22 per cent to RM100 million from RM82 million in 2010.

Group turnover this year is targeted to hit RM1 billion, up 57.5 per cent from RM635 million in 2010.

Faliq added that the company hopes to rake in a net profit of RM267 million and a turnover of RM2.2 billion by 2015.

"In future, we hope to form joint ventures or embark on merger and acquisition plans with companies that have strategic assets and landbanks as part of our expansion plan at home and abroad," said Nasarudin.

He said the company aims to boost its landbank to over 200ha in the next two years from 161ha currently.

The project launches this year will comprise both residential and commercial developments such as TTDI Grove in Kajang, TTDI Alam Impian in Shah Alam, TTDI Dualis in Puchong, as well as a 35-storey tower in Jalan Tun Razak, Kuala Lumpur.

The company has also formed an associate construction company, Naza TTDI Construction, as it feels it is the right time to start diversifying and entering the construction business.

Naza TTDI Construction will complement Naza TTDI's business, offering complete construction services in the fields of building, civil engineering and infrastructure works.

On its RM650 million Matrade International Exhibition Centre, Nasarudin said piling works are ongoing and it will call the media for an update in June.

He added the company has no plans to go for a listing yet but may do so in the future, should the need to raise funds arise, coupled with right stock market conditions.

Established 37 years ago, the Naza Group, which also has operations in automotive, hotels and food, has completed more than 14,000 residential and commercial units, including in Taman Tun Dr Ismail, Petaling Jaya, Section 13 Shah Alam and the Platinum Park in Kuala Lumpur City Centre.

Rela Launches Patrolling Unit In Taman Puchong Utama

Rela launched its patrolling unit at Taman Puchong Utama in Puchong recently.

Five members in the group will patrol on motorcycles or walk from 10pm to 2am every Monday, Wednesday and Friday.

According to Petaling district Rela chief Lt Col (Rela) Md Fuad Ahamad, the Rela members patrolled the area round the clock during the recent Chinese New Year holidays.

“The patrolling by Rela is the first to be held in Puchong area,’’ said Md Fuad, during the launch at the Residents’ Committee cabin.

Also present were Subang Jaya Municipal Council councillor Michael Tamil, Petaling district Rela platoon chiefs Selvam Benjamin and Panir Muthusamy.

Md Fuad explained that besides Puchong, six areas — Taman Medan, Seri Kembangan, Putra Heights, Sungai Buloh, Kota Damansara and Shah Alam — under the Petaling district had Rela members patrolling the area.

He urged Rela volunteers in Taman Puchong Utama to gain the public’s confidence and not intimidate them by showing handcuffs.

“We must do our work with dignity, be disciplined, friendly, punctual and willing to lend a helping hand to the public,’’ said Md Fuad.

Michael said residents in the area had been complaining about the influx of foreigners and petty crime.
“We hope the patrolling by Rela would deter thefts and reduce crime in the area,’’ he said.

Free & Easy Ride Around Puchong

Residents of Puchong have a reason to rejoice as IOI Properties Bhd launched its free shuttle bus service recently.

The bus service would be available for IOI Privilege Card holders and would travel from residential areas to commercial hubs such as IOI Mall, IOI Boulevard, Bandar Puteri Puchong and Giant Hypermarket.

Present at the launch were IOI Properties executive director Datuk David Tan, Kinrara assemblyman Teresa Kok and Subang Jaya municipal (MPSJ) councillor Pooi Weng Keong, as well as representatives from residents associations in Puchong. 

“With this shuttle bus service, we hope not only to provide a convenient mode of transport for residents, but also reduce air pollution and work towards a greener township,” said Tan.

He said that they would be monitoring the bus service for a month before deciding if they will increase the number of buses.

“If the response is good, we will also be implementing a GPS Tracking System whereby residents can track the bus.

“This would be convenient as they wouldn’t need to wait around at the bus stops until the bus arrives,” he said.

He added that all residents and home owners within the township were eligible for the privilege card for free.

Meanwhile, Kok said that the shuttle bus service was a good move by the developers.

“Hopefully it can help resolve traffic jams in our community.” she said.

She also expressed hope that the Subang Jaya Municipal Council (MPSJ) would emulate the Petaling Jaya City Council (MBPJ), to provide community buses to ease traffic woes.

Besides launching the shuttle bus service, Tan also launched the ONE-IOI Net, which is a township-wide, high-speed intranet connecting all residents and business communities within the township.

The service would help businesses promote their products and services to residents, as well as provide first hand information on IOI Mall merchants.

The free shuttle bus service will run from 9.30am to 6.30pm, from Tuesdays to Sundays. Route time would take approximately 40 minutes.

The eye-catching green and yellow bus which features a bumblebee design, had been running since Feb 1 as part of an awareness exercise.

Those interested to apply for the privilege card may do so at the IOI Sales Galleria in Bandar Puteri Puchong or IOI Mall.

A Boon For Puchong Folks

Residents of Puchong now need not travel all the way to Putrajaya to apply or renew their passports. 

The National Registration Department has opened an Immigration counter with six officers to attend to the passport needs of residents in Puchong, a growing township with a population of over 300,000 people.

Seven months ago the government annnonced a pilot project under which counters will be opened at National Registration Departments in Puchong, Gombak and Kepong to better serve the people.

The counter was opened at the NRD in Puchong Utama on Feb 16.

Datuk Loo Yeng Peng, the special officer to Home Minister Datuk Seri Hishammuddin Hussein, visited the NRD and on behalf of the ministry handed out citizenship papers to successfull applicants.

Among the six red identity card holders who received their citizenship were Lim Kim Jiok, 69, Koh Ngai Long, 69 and Tan Kong Beng, 55.

“I am sure the people of Puchong will be happy now that they can do all their passport matters nearer home,” he told the Star shortly after handing over the citizenship papers.

He credited himself with mooting the idea to have a multi-purpose counter at NRDs under the govenment’s new administration’s People First, Performance Now concept.

“This is no just talk. Whatever the government has promised it is being realised and I am happy to be part of the new initiative,” said Loo, who is BN representative for Puchong and the municipality’s Gerakan Division chairman.

Loo also said that the Home Ministry through the NRD has set a one year maximum period for processing citizenship applications.

“A time limit for applications involving citizenship, entry permits or late registration of births, did not exist in the past but now the government has set a one year period as a guideline,” he said.

Over the past two years, the Home Ministry had processed 219,485 applications comprising 62,604 applications for citizenship, entry permit appeal (18,162) and late registration of births (138,719).

Final Phase Of Construction For The Zest

The project is slated to be fully completed in 2011 and will feature the first and only Asian-inspired Food Hub in the Klang Valley, located on the boulevard-style mezzanine of its retail block.
 
Since its introduction, The Zest is now fully sold-out with the exception of a few bumiputra units.
 
Neoh accredits the development’s success to Trinity’s ‘ground-up’ approach of project development, which focuses on providing amenities that enhance tenants’ convenience and quality of life from the design stage.
 
“We believe that our buyers and subsequent tenants deserve good value on their investments, which is why The Zest was designed to provide all the facilities normally found in more expensive projects, in addition to a commercial square at residents’ doorsteps and an access ramp linking the opposite side of the road,” said Neoh.
 
The access ramp built to link The Zest @ Kinrara 9 with the Bukit Jalil Expressway was announced at a ground-breaking ceremony in November, which was inaugurated by Deputy Works Minister Datuk Yong Khoon Seng.
 
The RM7mil ramp construction will be overseen by Trinity Group until its projected completion in August 2011.
 
In addition to providing two-way access to residents of Bandar Kinrara, the ramp will also provide an alternative U-turn for motorists coming from Puchong on the Bukit Jalil Expressway, where the only previous route was at the Technology Park-Bukit Jalil exit.
 
With the completion of the ramp, road users will save an estimated 15 minutes while travel distance is reduced to 8km.
 
“The ramp is set to change the feasibility of travel in the locality of Bandar Kinrara, while providing ease to neighbouring areas such as Puchong, Old Klang Road, Bukit Jalil and eventually easing traffic in the Sungai Besi vicinity,” said Neoh.

Ramp To Ease Kinrara Bottleneck

Trinity Group Sdn Bhd and Dekon Sdn Bhd signed a memorandum of understanding (MOU) to launch the start of construction of the Zest @ Kinrara 9 ramp.

Present at the ceremony was Deputy Works Minister Datuk Yong Khoon Seng along with government and civic officials in an afternoon groundbreaking ceremony at the site which marks the official beginning of the RM 7 million construction.

The project is expected to be completed in August 2011.

"On behalf of the ministry, I would like to applaud Trinity Group and extend my gratitude for the realisation of this project expected to partly solve the traffic bottleneck problem in the area.

"It is good to see private companies taking responsibility to help develop the communities they operate in.

"Amenities as simple as bus stops and wider roads add significantly to the quality of life of residents in any area, and this new ramp is a big step in the right direction," Yong said.

The ramp intersecting with the Lebuhraya Bukit Jalil will be constructed to link The Zest @ Kinrara 9 will be managed by the winning bidder—Dekon Sdn Bhd under the close supervision of Trinity Group and the ministry.

Dekon has already made arrangements with teams for traffic rerouting scheme during the duration of the construction that will last for about nine months.

"With this ramp construction, road users will save an estimated 15 minutes and travel distance is reduced to 8km," said Trinity founder and managing director Datuk Neoh Soo Keat.

"As a responsible builder, Trinity aims to complete The Zest @ Kinrara 9 ramp works in nine months for the convenience of road users and members of the public.

"We ask road users and members of the public to be patient and to drive with extra care when travelling along the uneven road stretches caused by construction," he added.

The ramp is set to change the feasibility in the locality of Bandar Kinrara, whilst providing ease to the neighbouring areas such as Puchong, Jalan Kelang Lama, Bukit Jalil and eventually easing traffic in the Sungai Besi vicinity.

Entertainment Outlets Set Up Shop In SetiaWalk

SP SETIA Bhd has welcomed three anchor tenants — TGV Cinemas, Celebrity Fitness and Superstar Karaoke — for their new development, Setiawalk.

Located on 8.4ha of land fronting the Damansara-Puchong Highway, Setiawalk is the final parcel of development by SP Setia Bhd in Pusat Bandar Puchong.

New Highway Links Puchong To Tropicana


A new proposed highway linking Kinrara in Puchong to the New Klang Valley Expressway (NKVE) will be cutting across Petaling Jaya near Tropicana.

The new link, which is off the Kesas Highway cuts through Section 4, Section 8, Jalan Timur, Jalan Semangat, Rothmans roundabout, Damansara Intan and Damansara Kim.

The toll highway, expected to start construction soon, also goes along the Sprint Highway all the way to the NKVE near Tropicana area.

Traffic planning consultant Goh Bok Yen said the new link would help alleviate the traffic problems in Petaling Jaya.

Petaling Jaya badly needs roads that provide good access. It basically requires dispersal link to access the highways for ingress and digress, he said.

Goh cited as an example the NKVE which, he said, cut on the west side to Kota Damansara, Ara Damansara and Tropicana.

A few links that are mainly used are Persiaran Surian, the FAS tunnel and Tropicana.

For the entire Kota Damansara, Damansara Perdana and Mutiara Damansara, he said logically there should be another route to allow traffic out of Persiaran Surian.

80% SetiaWalk Occupancy By Q1 2012

SP Setia Bhd expects the occupancy rate at its boutique lifestyle development project, SetiaWalk, to increase to 80 per cent from 60 per cent when it opens its doors by the first quarter of 2012.

Spanning 8.32 hectares of prime land fronting Jalan Puchong, SetiaWalk offers an eclectic mix of retail offices, serviced apartments, dining delights, a boutique hotel and entertainment centre.

SetiaWalk, with a gross development value of RM1 billion, has a gross floor area of 2.3 million sq ft and a net lettable area of 2.4 million sq ft.

"There will be more exciting things to look forward to at SetiaWalk, one of them being the proposed light rail transit station opposite our project," said its divisional general manager, Wong Tuck Wai, at the ceremony to welcome three anchor retailers of its entertainment centre.

"We welcome TGV Cinemas, Celebrity Fitness and Superstar Karaoke as our business partners," he said.

Wong said the last anchor tenant would be the Chinese restaurant chain and the name was expected to be revealed soon.

SetiaWalk targets its retail offices to open for business in April next year with the entertainment centre operational by December 2011.

Meanwhile, the company said as part of its continuing efforts to ensure the success and vibrancy of SetiaWalk, it would provide pre-leasing services to match owners of the retail offices with the right tenants.

"A dedicated pre-leasing team has identified a list of potential suitors and matched with the buyers to ensure an exciting tenancy mix and add value to the entire development," it said.

Superstar Karaoke's consultant-cum-operations manager, Richard Law, said the outlet at SetiaWalk would be its fourth nationwide and it would occupy about 12,000 sq ft and offer a touch screen song-selection system.

TGV Cinemas chief operating officer, Kenny Wong, said the cinema would have nine cineplexes with 1,900 seats.

Celebrity Fitness would occupy two levels of 22,000 sq ft in total, said its managing director of Malaysia Kwangho Choi.

SetiaWalk, which can be access via Lebuhraya Damansara-Puchong and Persiaran Wawasan, has also managed to attract retailers such as Starbucks, BMS Organics, STADT German Cuisine, Ponytail Salon, Hock Hua Tonic, Bata and La Primavera.
