Glomac To Finish Lakeside Transformation In 6 Years

 

Glomac Bhd plans to build serviced apartments, condominiums and shop offices on the commercial land near its current development at Lakeside Residences.

A shopping mall is also being planned, said Glomac group managing director and chief executive officer Datuk F.D. Iskandar Mansor.

The company is confident to fully develop Lakeside Residences within six years.

"Once Lakeside Residences matures in two or three years time, we plan to build serviced apartments, condominiums and shop offices in the nearby commercial land. We may even put up a mall," Iskandar said in a statement.

Located within the popular growth corridor of Puchong, Glomac's flagship Lakeside Residences development has so far been well-received by property buyers.

The third phase of the development, called Symphony at Lakeside Residences, was launched last Friday via balloting, where more than 800 individuals registered their interest for the 139 residential units.

There were full take-up rate for non-Bumiputera units.

Symphony is an 81ha guarded development with a gross development value of RM107 million.

The Symphony units are two-storey houses priced at RM728,000 onwards and are expected to be completed by the end of next year.

The earlier launch of Phase 2, called Sonata, Lakeside Residences, was fully sold within a day via balloting in September last year.

"The outlook for our development in Puchong is overwhelming. Purchasers have faith in the location of our project as well as its overall concept," Iskandar said.

LBS To Launch 1,420 Mid-Cost Terrace Houses

LBS Bina Group Bhd aims to launch 1,420 medium-cost terrace houses with a total gross development value (GDV) of RM218mil in the Klang Valley by year’s end, said managing director Datuk Lim Hock San.

LBS will be launching 1,000 units in Bandar Saujana Putra and 420 units in Taman Tasik Puchong in the next few months, according to Lim.

“We want to build affordable homes priced below RM200,000 for the middle-income group,” he told reporters here after the launch of Iris Garden in Bandar Saujana Putra yesterday.

Lim said the group had sold about 85% of the 220 single-storey houses under the Iris Garden series since their soft launch in February.

LBS is confident of selling by next month all the units which have gross built-up areas of 968 sq ft and priced from RM149,900.

“We will then launch our Ruby Garden project that consists of 200 terrace houses with GDV of RM30mil located in the same area. We also hope to launch phase two of Iris Garden this year,” Lim said.

To date, 4,800 property units worth RM499mil have been completed and delivered to buyers in Bandar Saujana Putra.

It also plans to launch 588 single-storey semi-detached houses priced below RM200,000 in Batu Pahat, Johor with a GDV of RM90mil.

A further 680 apartments and 300 townhouses in Taman Golden Hill in Cameron Highlands, with a combined GDV of RM140mil, will be launched by the year-end.

“There is still demand for property amid the current difficult times and we believe that this is a good time for buyers to buy as mortgage interest rates are very low,” Lim said.

On why the company had been very quiet in recent years, he said: “We have been quiet for the past two years but we hope to have a higher profile again this year. With the right products and business directions, I believe this year would definitely be better for us.”

LBS currently has a total landbank of 2,500 acres in the Klang Valley, Pahang, Ipoh, Batu Pahat and Zhuhai in China.

Rise Of Puchong Watertown

Home buyers looking for waterfront property should check out the up-and-coming development of 68 units of townhouses in the gated community of Taman Tasik Prima in Puchong.

The townhouses are built as linked houses with two duplex units – one on top of the other – within each four-storey building.

Actually, the back of the building faces the disused mining pool spanning a surface area equivalent to 200 acres. With housing developments surrounding the pool, the huge expanse of water has been turned into a recreational site for water-sports such as boating and waterskiing.

A canal drains the pool of excess water.

Bolton Berhad is developing 145 acres of leasehold land fringing a major part of the “lake”. Thus, their latest homes for sale are touted as “waterfront townvilla” units. They are built on a four-acre strip.

The five-bedroom and 4-bathroom units will come with a 99-year lease commencing from the issue date of the individual titles.

According to a Bolton spokesman, this particular project offers a resort setting with a strategic lake front location. Apparently, 51 units of the waterfront townhouses have been sold to date.

“After we completed the show house recently, using the upper level duplex unit, we managed to sell all the 12 similar units within two weeks.

“The buyers could now see what their units would look like, especially with the view from the roof deck.”

The townvilla units come in six different lay-out designs with built-up space ranging from 2,100sq ft to 4,440sq ft. The upper level duplex units are bigger than the ground units.

The plot of land for each of the townvilla ranges from 26ft by 80ft to 26ft to 130ft. Each duplex unit costs between RM434,800 and RM883,600.

Besides the townvilla homes which will be completed by next December -- some 18 months ahead of schedule -- Bolton has developed more than 1,300 residential and commercial properties since 2002. They include terraced, super-link and semi-detached houses as well as bungalow, shop and office lots.

When fully completed, this “lake-view” housing estate, will have the usual jogging and cycling tracks, viewing decks and recreational spots along the water’s edge.

“Every precinct offers a gated and guarded community with central pockets of parkland,” adds the spokesman. “This township will also offer waterfront features like lakeside retail centre, a drive-through KFC outlet, service station, school, kindergarten and police station.

“There is also a privately-operated beach club here which offers water-sport facilities.”
