LBS Makes Its First High-End Development In Puchong


It was a piece of land that Datuk Lim Hock San, the managing director of LBS Bina Group Bhd, knew had great potential but wasn’t quite certain the form of development it would take in what was an ex-mining land, dwarfed by a huge lake.

On paper, it would seem to be LBS’ less desired property and many had advised Lim to unload it, especially during the last financial crisis. But Lim’s insistence on holding on to it to capitalise on its potential apparently paid off.

Today, the 71ha piece of land that sticks out like a peninsula into the over 400ha lake is set to be the crown jewel in the LBS stable of developments all over the country.

This will be the first luxury development for LBS and Lim is confident that his company’s maiden high-end project will be able to draw in buyers.

More than 90% of Apicalia superlinks have been sold since it was launched on April 15. This represented a total sales value of RM140mil.

“We are promising our buyers the very best in terms of finishing as well as a lifestyle. There are very few places left in the Klang Valley which can offer a luxury home facing such a vast body of water,” he said.

The development, aptly called D’Island Residences, is filled with the full trappings of a gated community with a three-tier security system. Being surrounded by a massive lake also makes the entire development even more secure.

Construction has already started for the first phase which consist of two sets of super-link houses (Type A 22ft x 100ft and Type B 22ft x 80ft) and semi-detached units measuring 40ft by 80ft.

Both the super-link houses called the Apicalia (the name of a type of sea shell) are triple storied. Type A has a gross built up area of 3,966sq ft and a total of 53 units are being built under Phase 1. It is currently selling from RM1.4mil. The 69 Type B units with a built-up area of 3,413sq ft each are priced from RM1.3mil. The 74 semi-detached units, under the first phase, are named Balvia after the famed spiral seashell cost from RM2.4mil. The gross built-up area for each unit is 4,864sq ft.

LBS executive director Cynthia Lim said the houses names have taken on a seashell theme to reflect the resort living that D’Island is promoting.

“Resort-style living is a preferred choice for people going on vacations. This will become a daily experience and lifestyle at D’ Island Residence where home owners can now look forward to a much sought-after respite from the hassle and hussle of modern day living.” she said.

Cynthia also pointed out that living a healthy lifestyle would also be possible because the development comes with proper jogging area around the lakes as well as outdoor exercise areas set up with a Par-Course.

The next launches will see more Apicalia super-link houses with lift as well as the Balvia semi-detached ones and bungalows.

Lim said the development plan also called for the construction of 148 bungalows and a low-density condominium of about 350 units.

“We have also set aside land for a clubhouse and a commercial area which both are in the planning stages.”

The total gross development value of the project is estimated RM3.6bil without taking into account the proposed commercial project.

Housing and Local Government Minister Datuk Chor Chee Heung is expected to officially launch the project on Sept 15.

LBS Bina Upbeat On Demand

LBS Bina Group Bhd is confident of strong demand for phase II of its Town Villa at Taman Tasik Puchong based on the response to previous launches of property units under its Affordable Home Series.

Managing director Datuk Lim Hock San said in a statement he believed there would be significant demand for affordable residences in this locality.

Phase II, comprising 96 town-houses, was launched yesterday in conjunction with the unveiling of the Town Villa show unit.

LBS said 97% of the 104 units offered under phase I were sold within three weeks of its soft launch.

Town Villa, which occupies 2.2ha of Taman Tasik Puchong’s development land of 64.8ha, comprises 330 townhouses with a total gross development value of RM62.3mil.

The units are priced from RM179,000 to RM267,000.

For its Affordable Home Series, LBS has extended its LBS Hassle Free Hone Ownership programme that allows purchasers to make a low down-payment of RM1,000 while LBS will absorb the legal and disbursement fees.

LBS Strengthen Its Presence In Puchong With RM1 Billion Project

Bursa Malaysia Main Board property developer, LBS Bina Group Berhad has through its wholly-owned subsidiary, LBS Bina Holdings Sdn Bhd entered into a Project Management Agreement with Astana Modal (M) Sdn Bhd for the development of housing and commercial project on a piece of 175-acre land in Puchong, Selangor.
The signing of this Project Management Agreement today has increased its existing land bank to about 2,700 acres located in Klang Valley, Perak, Cameron Highlands, Johor and Zhuhai China.This project is strategically located in Puchong, one of Klang Valley’s most vibrant and established township. LBS To Launch 1,420 Mid-Cost Terrace Houses

LBS Bina Group Bhd aims to launch 1,420 medium-cost terrace houses with a total gross development value (GDV) of RM218mil in the Klang Valley by year’s end, said managing director Datuk Lim Hock San.

LBS will be launching 1,000 units in Bandar Saujana Putra and 420 units in Taman Tasik Puchong in the next few months, according to Lim.

“We want to build affordable homes priced below RM200,000 for the middle-income group,” he told reporters here after the launch of Iris Garden in Bandar Saujana Putra yesterday.

Lim said the group had sold about 85% of the 220 single-storey houses under the Iris Garden series since their soft launch in February.

LBS is confident of selling by next month all the units which have gross built-up areas of 968 sq ft and priced from RM149,900.

“We will then launch our Ruby Garden project that consists of 200 terrace houses with GDV of RM30mil located in the same area. We also hope to launch phase two of Iris Garden this year,” Lim said.

To date, 4,800 property units worth RM499mil have been completed and delivered to buyers in Bandar Saujana Putra.
It also plans to launch 588 single-storey semi-detached houses priced below RM200,000 in Batu Pahat, Johor with a GDV of RM90mil.

A further 680 apartments and 300 townhouses in Taman Golden Hill in Cameron Highlands, with a combined GDV of RM140mil, will be launched by the year-end.

“There is still demand for property amid the current difficult times and we believe that this is a good time for buyers to buy as mortgage interest rates are very low,” Lim said.

On why the company had been very quiet in recent years, he said: “We have been quiet for the past two years but we hope to have a higher profile again this year. With the right products and business directions, I believe this year would definitely be better for us.”

LBS currently has a total landbank of 2,500 acres in the Klang Valley, Pahang, Ipoh, Batu Pahat and Zhuhai in China.
