Final Phase Of Construction For The Zest

Trinity Group Sdn Bhd, an evolving and dynamic boutique developer in the Klang Valley, celebrated the final construction phase of its latest residential project – The Zest @ Kinrara 9 – with the roof ‘topping-up’ event recently.
 
The installation of roofing for all blocks on the development marks the completion of the primary construction of The Zest, which represents Trinity Group’s biggest residential project thus far and the latest high-rise residential and commercial hub of the Bandar Kinrara township.

“It is a significant milestone in our project delivery timeline,” said Datuk Neoh Soo Keat, founder and managing director of Trinity Group Sdn Bhd.
 
“The development of The Zest has continued steadily, and with the roofing completed for the last block of apartments this month, Trinity Group is confident that the project will be completed and handed over to our buyers on schedule.”
 
“As a relatively young developer, Trinity is proud to have consistently delivered projects within budget and before deadlines, with our previous projects, the Heron Residency and 19 Residency completed 8 and 10 months ahead of schedule respectively,” he added.
 
The Zest is a 720-unit commercial and residential development located in Bandar Kinrara 9 facing the Bukit Jalil Expressway.
 
It consists of 20 units of shop offices, 24 units of retail outlets and three blocks of serviced apartments.
 
The project is slated to be fully completed in 2011 and will feature the first and only Asian-inspired Food Hub in the Klang Valley, located on the boulevard-style mezzanine of its retail block.
 
Since its introduction, The Zest is now fully sold-out with the exception of a few bumiputra units.
 
Neoh accredits the development’s success to Trinity’s ‘ground-up’ approach of project development, which focuses on providing amenities that enhance tenants’ convenience and quality of life from the design stage.
 
“We believe that our buyers and subsequent tenants deserve good value on their investments, which is why The Zest was designed to provide all the facilities normally found in more expensive projects, in addition to a commercial square at residents’ doorsteps and an access ramp linking the opposite side of the road,” said Neoh.
 
The access ramp built to link The Zest @ Kinrara 9 with the Bukit Jalil Expressway was announced at a ground-breaking ceremony in November, which was inaugurated by Deputy Works Minister Datuk Yong Khoon Seng.
 
The RM7mil ramp construction will be overseen by Trinity Group until its projected completion in August 2011.
 
In addition to providing two-way access to residents of Bandar Kinrara, the ramp will also provide an alternative U-turn for motorists coming from Puchong on the Bukit Jalil Expressway, where the only previous route was at the Technology Park-Bukit Jalil exit.
 
With the completion of the ramp, road users will save an estimated 15 minutes while travel distance is reduced to 8km.
 
“The ramp is set to change the feasibility of travel in the locality of Bandar Kinrara, while providing ease to neighbouring areas such as Puchong, Old Klang Road, Bukit Jalil and eventually easing traffic in the Sungai Besi vicinity,” said Neoh.

Ramp To Ease Kinrara Bottleneck

Trinity Group Sdn Bhd and Dekon Sdn Bhd signed a memorandum of understanding (MOU) to launch the start of construction of the Zest @ Kinrara 9 ramp.

Present at the ceremony was Deputy Works Minister Datuk Yong Khoon Seng along with government and civic officials in an afternoon groundbreaking ceremony at the site which marks the official beginning of the RM 7 million construction.

The project is expected to be completed in August 2011.

"On behalf of the ministry, I would like to applaud Trinity Group and extend my gratitude for the realisation of this project expected to partly solve the traffic bottleneck problem in the area.

"It is good to see private companies taking responsibility to help develop the communities they operate in.

"Amenities as simple as bus stops and wider roads add significantly to the quality of life of residents in any area, and this new ramp is a big step in the right direction," Yong said.

The ramp intersecting with the Lebuhraya Bukit Jalil will be constructed to link The Zest @ Kinrara 9 will be managed by the winning bidder—Dekon Sdn Bhd under the close supervision of Trinity Group and the ministry.

Dekon has already made arrangements with teams for traffic rerouting scheme during the duration of the construction that will last for about nine months.

"With this ramp construction, road users will save an estimated 15 minutes and travel distance is reduced to 8km," said Trinity founder and managing director Datuk Neoh Soo Keat.

"As a responsible builder, Trinity aims to complete The Zest @ Kinrara 9 ramp works in nine months for the convenience of road users and members of the public.

"We ask road users and members of the public to be patient and to drive with extra care when travelling along the uneven road stretches caused by construction," he added.

The ramp is set to change the feasibility in the locality of Bandar Kinrara, whilst providing ease to the neighbouring areas such as Puchong, Jalan Kelang Lama, Bukit Jalil and eventually easing traffic in the Sungai Besi vicinity.

Entertainment Outlets Set Up Shop In SetiaWalk

SP SETIA Bhd has welcomed three anchor tenants — TGV Cinemas, Celebrity Fitness and Superstar Karaoke — for their new development, Setiawalk.

New Highway Links Puchong To Tropicana


A new proposed highway linking Kinrara in Puchong to the New Klang Valley Expressway (NKVE) will be cutting across Petaling Jaya near Tropicana.

The new link, which is off the Kesas Highway cuts through Section 4, Section 8, Jalan Timur, Jalan Semangat, Rothmans roundabout, Damansara Intan and Damansara Kim.

The toll highway, expected to start construction soon, also goes along the Sprint Highway all the way to the NKVE near Tropicana area.

Traffic planning consultant Goh Bok Yen said the new link would help alleviate the traffic problems in Petaling Jaya.

Petaling Jaya badly needs roads that provide good access. It basically requires dispersal link to access the highways for ingress and digress, he said.

Goh cited as an example the NKVE which, he said, cut on the west side to Kota Damansara, Ara Damansara and Tropicana.

A few links that are mainly used are Persiaran Surian, the FAS tunnel and Tropicana.

For the entire Kota Damansara, Damansara Perdana and Mutiara Damansara, he said logically there should be another route to allow traffic out of Persiaran Surian.

80% SetiaWalk Occupancy By Q1 2012

SP Setia Bhd expects the occupancy rate at its boutique lifestyle development project, SetiaWalk, to increase to 80 per cent from 60 per cent when it opens its doors by the first quarter of 2012.

Spanning 8.32 hectares of prime land fronting Jalan Puchong, SetiaWalk offers an eclectic mix of retail offices, serviced apartments, dining delights, a boutique hotel and entertainment centre.

SetiaWalk, with a gross development value of RM1 billion, has a gross floor area of 2.3 million sq ft and a net lettable area of 2.4 million sq ft.

"There will be more exciting things to look forward to at SetiaWalk, one of them being the proposed light rail transit station opposite our project," said its divisional general manager, Wong Tuck Wai, at the ceremony to welcome three anchor retailers of its entertainment centre.

"We welcome TGV Cinemas, Celebrity Fitness and Superstar Karaoke as our business partners," he said.

Wong said the last anchor tenant would be the Chinese restaurant chain and the name was expected to be revealed soon.

SetiaWalk targets its retail offices to open for business in April next year with the entertainment centre operational by December 2011.

Meanwhile, the company said as part of its continuing efforts to ensure the success and vibrancy of SetiaWalk, it would provide pre-leasing services to match owners of the retail offices with the right tenants.

"A dedicated pre-leasing team has identified a list of potential suitors and matched with the buyers to ensure an exciting tenancy mix and add value to the entire development," it said.

Superstar Karaoke's consultant-cum-operations manager, Richard Law, said the outlet at SetiaWalk would be its fourth nationwide and it would occupy about 12,000 sq ft and offer a touch screen song-selection system.

TGV Cinemas chief operating officer, Kenny Wong, said the cinema would have nine cineplexes with 1,900 seats.

Celebrity Fitness would occupy two levels of 22,000 sq ft in total, said its managing director of Malaysia Kwangho Choi.

SetiaWalk, which can be access via Lebuhraya Damansara-Puchong and Persiaran Wawasan, has also managed to attract retailers such as Starbucks, BMS Organics, STADT German Cuisine, Ponytail Salon, Hock Hua Tonic, Bata and La Primavera.

Road Connecting Taman Kinrara To Old Klang Road Opens

A 350-metre road connecting Taman Kinrara in Puchong to Taman Sri Manja in Old Klang Road is open to traffic today.

The RM13.1mil road is also connected to the Kesas highway.

The road also connects Jalan Kinrara Seksyen 3 and Taman Sri Manja, near Taman Sri Sentosa to Old Klang Road.

Yesterday, workers wers still putting the final touches on the road.

Senior Selangor state executive councillor and Kinrara assemblyman Teresa Kok said the residents from Puchong and Old Klang Road would now have an alternative route instead of using Jalan Puchong.

“For the past eight years, Puchong residents wanted this shortcut and it is now finally open to traffic.

“This road will shorten the route to their destinations for many residents,’’ said Teresa, who was present together with Kelana Jaya MP Loh Gwo-Burne.

Puchong Bus Hub Ready For Residents


After six months, residents in Puchong Utama will finally be able to enjoy a more comfortable and safe bus stop by early next month.

The bus hub, complete with a station master office, a sheltered waiting area, public phones and stalls will be able to accommodate up to five buses at any one time.

Construction commenced in February and was expected to be completed by August, but was delayed for a few months. Despite the problems, Syarikat Prasarana Negara Bhd was able to complete the project.

Making cleanliness and safety a top priority, Prasarana provided some 10 rubbish bins and built safety dividers on both sides of the waiting area. A comfortable rest area for bus drivers was also incorporated.

In June, The Malay Mail had reported the inconvenience and troubles faced by residents of Puchong Utama due to the lack of this basic amenity in the area. The previous make-shift bus stop had used a canopy which barely served as shelter against sun and rain while the area itself was inconveniently located across a wide drain, requiring commuters to jump across whenever a bus arrived.

A resident and regular commuter, Imran Rashid, 23, said: "I am glad there will finally be a proper and safe bus stop for residents to use, especially school-going children.

"I hope residents will make proper use of the new bus hub and help maintain its cleanliness."

A stall-owner at the old bus stop, Amir Hamzah, 34, said: "I am happy there is also a place for us to do business at the new bus hub, which is bigger and more comfortable.

"Despite the delay, I am thankful to Prasarana. This shows the company is not only interested in making money, but have their customer's best interests at heart."

A Prasarana spokesman told The Paper That Cares: "This bus hub is another initiative from Prasarana to provide for the the comfort and safety of the public.

New Proton Inspira


Proton Holdings Bhd has unveiled an all new mid-sized four door Sedan, "Inspira", with a starting price of RM79,888 and it is not a replacement model for Waja.

"Waja is being discontinued. This is not a replacement," group managing director Datuk Syed Zainal Abidin Syed Mohamed Tahir said on Thursday, Oct 14 at the soft launch of the latest edition of Proton's family.

He said the new model clearly demonstrated the many ways to come out with a good car and a result of Proton's long-term relationship with Mitsubishi Motors Corporation (MMC).

The collaboration with MMC to come up with the Inspira enabled Proton to save a lot of funds and time, he said.

"It's cheaper from the company's point of view," he said, adding that it would cost up to RM700 million to develop a completely new car. "It's a win-win collaboration of Proton and MMC," he said.

Booking started Thursday with a minimum fee of RM1,000. Those who book the car from now until Nov 15 will get a free two-year service or first 50,000km. The service package includes free labor charges and service parts worth RM1,658 in total for the car that will be launched on Nov 10.

Proton offers continuously variable transmission (CVT) with intelligent and innovation vehicle electronic control system (INVECS-III) in a variant of the Inspira.

Among practical features customers stand to gain from include auto cruise, automatic light and rain sensors, welcome and coming home light system, fully automatic air conditioning system with climate control system for both front and rear occupants, and all round airbags for passengers' safety.

Proton aims to sell 1,600 units of the Inspira a month.

"The market for the C-Segment cars is about 5,000-6,000 units a month. So, we are looking at 1,600 a month as it is value for money," Syed Zainal said.

He said the company also aimed to export the Inspira, "but we will first ensure the stability of production first.

"Inspira comes in white, black, silver and red.

Carrefour Expansion Still On

Carrefour Malaysia is going ahead with the expansion of operations with the opening of two new branches in Selangor, despite news that the French retail giant is to exit its Southeast Asia business.

Carrefour Malaysia chairman, Tan Sri Abdul Aziz Shamsudin said, the two new hypermarkets are in Puchong Utama and Seksyen 23, Shah Alam.

Asked if sales had been affected by news of Carrefour's divestment, he said there had been no impact to date as the hypermarket had many loyal customers.

Apart from Malaysia,Carrefour, the world's second-biggest retailer is also said to be selling off its business in Singapore and Thailand.

Carrefour today received the Halal Certification Malaysia (SHM)for its important meat, salad bar and bakery sections from the Department of Islamic Development Malaysia (Jakim).

"We are not targeting any increase in sales through the halal certification but it is being undertaken as an appreciation for our loyal customers," Abdul Aziz said.

With the SHM, Carrefour becomes the first hypermarket to offer fully halal products at the three sections.

Information kiosks (I-Kiosks) are also available for customers to check the status of products being sold.

The project which began at Carrefour Putrajaya will be expanded to other branches throughout the country and will not be restricted to just the three sections but to all others.

Meanwhile, Carrefour also plans to increase the sales of food products from Small Medium Enterprises (SMEs)to 11 per cent in 2011 compared to 10 per cent this year.

Dream Home A Reality Via EPF

EPF members will be able to use their future and current savings to apply for a larger housing loan beginning Sunday.

EPF chief executive officer Tan Sri Azlan Zainol said the Flexible Housing Withdrawal facility is designed to give those who qualified greater purchasing power.

“Members will now have a chance to realise their dream of a better home for their families via increased home loan eligibility.

“What’s more, Flexible Housing Withdrawal does not in any way affect a member’s retirement savings as the sum that has been set aside under this facility will continue to earn yearly dividends paid by EPF,” he said in a statement here yesterday.

He said members could transfer part of their savings under Account 2, which is utilised to buy a house or reduce a housing loan, to the Flexible Housing Withdrawal account, followed by a monthly transfer of a specified amount of contribution.

“Savings that have been set aside under the facility cannot be withdrawn or utilised for any other pre-retirement withdrawals, such as Housing, Education or Medical before the end of its term.

“However, members can still utilise the remaining savings in Account 2 for other pre-retirement withdrawals,” he said.

Azlan said the facility was in support of the Government’s objective to enhance the quality of life of the rakyat in the spirit of 1Malaysia.

“To date, Maybank and Public Bank have confirmed their participation in the facility and we expect more banks to follow suit,” he said.

Under the facility, EPF members, who have not withdrawn their savings under Account 2 to purchase a house or reduce a housing loan, can apply for their current and future savings to be taken into consideration when applying for a housing loan with a financial institution.

The facility was announced by Prime Minister Datuk Seri Najib Tun Razak when tabling the Budget last year.

Azlan said the facility was available to EPF members below the age of 54 and must be applied together with their application for a withdrawal to purchase or build a house or reduce a housing loan.

Each application is to be submitted by the EPF member to the financial institution from which he is obtaining the loan.

All application forms would then be submitted to EPF by the banks.

Those who wish to cancel the Flexible Housing Withdrawal facility can only do so after a year from its commencement date and upon consent from the respective financial institution.

Angling Competition In Puchong On Aug 8

Subang Jaya Municipal Council (MPSJ) Fishing Carnival 2010 will be held on Aug 8 at Taman Tasik Puchong Perdana.

With cash prizes amounting to RM6,250, the carnival will start at 8am with the fishing competition.

Myriad fun activities, such as colouring contest, duck-catching competition, kayak race, magic show, self defence demonstration and more are scheduled throughout the day until 6pm.

Philippe Starck Designs His 1st Shower-Toilet Seat


Philippe Starck is no newcomer to the world of personal hygiene and care. He first got involved with the bathroom and cleansing arena in year 1994 when he joined forces with Duravit, the German manufacturer of bathroom and wellness products. The resulting “Edition 1” is a highlight of modern bathroom culture and has long since become a classic. With the Starck 2 (1998) and Starck 3 (2002) ranges, Starck and Duravit set new standards in terms of affordability by offering outstanding design at prices that had previously been the preserve of faceless, no-name products. So all that remained was to create a range for the luxury segment, and Starck did just that in year 2004. Drawing on abundant resources, always seeking things as yet unforeseen, he designed the Starck X range.

From the simple towel holder to the luxury whirl tub – all the bathroom furnishings bear Starck’s signature at different price levels. Always searching for new design dimensions, he is now combining his vision of “good design” with a new level of comfort for Europe in terms of hygiene and purity. On May 26, 2010, the designer presented his first shower-toilet seat, the SensoWash Starck, in Shanghai.

Sophisticated symbiosis of WC and bidet

His interpretation of “good design” resulted in a shower-toilet seat with an unusually flat and slim line design that curves gently up into the wall and that finishes in an elegant silver-coloured panel. To ensure the continuous flow of the clear lines, the technical components have been miniaturised so the entire technology fits between the ceramic body and the seat. It’s only when you actually look inside the WC that you see the stainless steel spray wand that is part of the bidet function.

There are three different types of wash to choose from:

• The Ladywash uses a water jet for a particularly gentle wash that is specially designed to meet the needs of female users.

• The Rearwash leaves you feeling fresh and clean.

• The Comfortwash offers a more attentive wash that cleanses with the forward and backward movement of the spray wand or with a pulsating water jet.

Water temperature, water volume and spray wand position can all be individually adjusted. After feeling clean and fresh, the next stage is the warm, drying air. The spray wand and nozzles are cleaned automatically before and after each use. As a preventative measure, both the stainless steel spray wand and the WC seat have anti-microbial properties. The entire unit can be easily removed for cleaning.

Starck attached particular importance to the design of the wireless, intuitive remote control, which can be used to operate all functions, ranging from the Comfortwash to the Warm Air Dryer.

The remote control as a design element

A silver-coloured, elegant cuboid no bigger than your hand, the remote control becomes a design element in everyday use. Thanks to a membrane keypad, the keys are extremely flat and feel pleasant to the touch. The three-dimensional alignment of the remote control enables a logical layout of the keys that, thanks to clear symbols, are operated intuitively – when selected, the symbols are briefly illuminated. The remote control can be used to open and close the lid of the WC at the push of a button.

The seat itself is heated and the temperature can be individually controlled; a sensor makes sure that it doesn’t get too hot. Once you’ve taken a seat, you can select the desired wash function or dryer by remote control. Use the arrow keys to change the position of the spray arm. Water pressure and dryer, seat and water temperature can be individually adjusted via the +/- keys. However, to facilitate things even more, personal preferences can be stored in two profiles, which can then be selected at a later date. There is also a central stop key to interrupt all functions. When the remote control is no longer needed, it can be returned to the cradle with magnetic holder where it is stored neatly until the next use.

Safety and power saving mode

Duravit paid particular attention to safety. An LED night-light function provides the necessary orientation without waking the body fully from sleep. In addition, the shower-toilet seat has a child safety feature which prevents unwanted splashing.

There is a sensor integrated in the seat that only allows the function to be used when it recognises a “real” user. Temperature sensors for water, water heating and the Warm Air Dryer offer triple protection. The electronics are waterproof-moulded and so are completely safe. An in-built fuse offers protection in the event of any electrical problems. SensoWash Starck also includes a standby mode and a power-saving mode.
