Puchong Perdana Residents Chip In To Build Beat Base

The local community of Taman Puchong Perdana pooled their resources to set up their first police beat base in Jalan Perdana 2/1, Taman Puchong Perdana, Puchong.

Selangor police chief Deputy Comm Datuk Khalid Abu Bakar, who opened the beat base, said: “The beat base will serve as a meeting point for the police and residents.

“In addition to carrying out their duties like crime prevention and patrols, the police officers at the beat base would be able to foster a closer relationship with the local community.”

Khalid commended the local community for their efforts, and hoped that they would continue to cooperate with the police as crime prevention requires a joint effort by both parties.

Subang Jaya OCPD Asst Comm Zainal Rashid Abu Bakar and Bukit Puchong Police Station Chief Inspector Basri Sagoni were also present at the function.

According to Bukit Puchong community policing treasurer Datuk Sim Swee Hing, the residents and business community collected the RM15,000 needed to build the police beat base within two weeks.

“It took a year for us to get the application approved by the Selangor state police headquarters before we could set up the police beat base.

“Having this cabin here will help reduce the crime rate in Puchong Perdana, and make the people feel more safe and secure,” said Sim, adding that snatch theft was rampant in the area.

Bukit Puchong community policing committee member Sarifudin Johan said the beat base would come under the Bukit Puchong Police Station’s jurisdiction.

“The cabin was a joint effort by the local community and the Bukit Puchong community policing, which was initiated a year ago to serve as the liaison between the residents and the police.

“The community policing is aimed at helping the police to reduce crime and address the social illnesses in our society like mat rempit, drugs and lepak,” said Sarifudin.

“We have about 50 members from 30 housing areas in Bukit Puchong.”

He said the Bukit Puchong community policing had received good support from the residents and police.

Evian Limited Edition By Paul Smith

Evian celebrates the festive season with a youthful spirit embodied in a limited edition bottle designed by Paul Smith!

After its awe-inspiring rollerblading babies’ ballet, Evian continues to inject life into its youthful image in time for the Christmas holidays by linking up with one of the most creative designers, known for his sense of fun and optimistic attitude.

"Youth is not just a question of age, it's also a question of attitude", say Paul Smith and Evian via this limited edition project.

With this in mind, the British designer has designed a festive theme for Evian in vibrant  colours - with a nod to the famous stripes - which elegantly underlines the purity of the natural mineral water from the Alps.

Miles away from the traditional Christmas themes, Evian offers us a concentration of youth in a multi-coloured bottle with five different caps to collect.

Community Policing Pays Off In Puchong

The community policing team in Bandar Bukit Puchong retrieved two stolen motorcycles in a joint operation recently.

The team, led by Chief Inspector Basri Sagoni from the Bukit Puchong police station and Kuan Chee Heng (founder of community policing website http://cops.org.my/), conducted random checks on the motorcycles in Pangsa Perdana, Puchong Perdana.

Out of the 150 motorcycles inspected, 25 were closely examined.

Kuan said a few factors were taken into consideration to determine whether a motorcycle was stolen or not.

“We kept an eye on the bikes with broken ignition systems, or those that appeared old but have only covered a short mileage.

“If necessary, we then called up the police and checked if the plate number, chassis number and engine number of the vehicle matched the ones in the system,” he said.

The two motorcycles, which had been reported lost, were taken back to the police station.

Kuan said the operation was carried out as the theft of motorcycles was alarming even though the statistics showed a decrease.

“Bikes parked at shopping malls and flats are easy targets as they are left unattended,” he added.

He suggested the local councils install locks at motorcycle parking lots, taking a cue from a Puchong Utama resident who locked his machine to metal poles welded to the ground.

“He parked his bike and went up to his unit one day and saw somebody trying to steal his bike. So, he came up with this idea to lock his motorcycle to deter theft,” Kuan said.

Kuan added that more operations would be carried out in the future.

Meanwhile, Kuan said a businessman has contributed RM12,000 to build a cabin in Jalan Kekwa, Puchong Perdana.

“Hopefully it will be operational next week and the police officers can make a pit stop, or even be station there,” he said.

1120 Park Avenue

Affordable condominiums found within Petaling Jaya

Finding a new and affordable home in the mature Petaling Jaya township is not an easy task with the scarcity of land in the area. This is why the upcoming 1120 Park Avenue is an irresistible appeal for those drawn to urban lifestyles and within a heartbeat of where all the action is.

1120 Park Avenue is a medium cost condominium built on nine acres of land nestled in Petaling Utama which is at the south of Petaling Jaya. Located near the bustling suburbs of Puchong, Sunway and Old Klang Road, Sunway Pyramid is a mere 10 minutes drive away while the Kuala Lumpur City Centre is only 15 kilometres out.

After all, the new development is close to a network of major highways like the New Pantai Expressway (NPE), Smart Tunnel, Federal Highway, Lebuhraya Damansara-Puchong (LDP) and the KL-Seremban highway, making it extremely convenient to get around.

Affordable condominium living

Attractively priced from RM162,000 to RM265,000, 1120 Park Avenue are available in four designs specially catered to the middle income class as well as young professionals.

Those looking for something functional and yet affordable will find the development’s cosiest offerings, type S1 and S2 highly suitable. Both types have built ups of 870 sq ft with the differences in their room configurations of three and two bedrooms respectively. Meanwhile, those who wish for something with more generous living spaces could opt for type M or type L. They have built ups of 1,028 and 1,192 sq ft respectively.

With practicality in mind, the developer of 1120 Park Avenue has designed every unit to sport generous dining and living rooms, making them sizeable to entertain visitors or for families to gather. What’s more, each unit comes with two car parks which make it an even more attractive proposition.

Facilities and amenities

Future residents of 1120 Park Avenue get to enjoy condominium facilities. Fitness facilities there include a swimming pool and jogging track. Meanwhile, the younger residents can find fun at the children’s pool or playground. Other facilities at the condominium include a multi-purpose hall and landscaped gardens.

A tiered security system is used at 1120 Park Avenue to ensure privacy as well as the safety of its residents.

As the development is located within Petaling Jaya, accessibility to shopping, leisure, financial, and public amenities are all well within easy reach. There are plenty of shopping malls, hypermarkets and retail shops in the surrounding areas that are a just a short drive away.

Home buyer friendly

1120 Park Avenue is scheduled for launch in December 2009 and is targeted to be completed by December 2013. Home buyers and investors need only pay 10 percent downpayment of the purchase price and nothing more for four-and-a-half years, subject to terms and conditions.

This amazingly attractive financing package benefits both home buyers and investors as it means that not only they do not need to service their loan interest payments during construction, but also their loan repayments for 18 months after delivery. For home buyers with a current mortgage, this scheme reduces their burden of servicing two concurrent loans and allows them the freedom of having an 18 months grace period to sell off their existing home.

As for investors, this unique financial scheme is a dream. Not having to pay interests and loan repayments frees up their capital for other investment opportunities. Also, the 18 months grace period after delivery allows investors to look for tenants or perhaps even sell the property without needing to service the loan repayment and interests. Those interested in registering for a unit at 1120 Park Avenue can email 1120@petersb.com.my, call (603) 7782 9988 or visit the official website at http://www.1120parkavenue.com/.

Development background

1120 Park Avenue is developed by 1120 Park Avenue Sdn Bhd while the project is managed by Peter’s Holdings Sdn Bhd. Peter’s Group of Companies has been incepted since 1973 and is involved in property development with the completion and sales of over 6,000 units of mixed residential, commercial and industrial properties.

UNICEF Malaysia

UNICEF has worked with the Government in Malaysia since 1954 to give children the best start in life by supporting programs in health, nutrition, water and sanitation, formal and non-formal education as well as services for deprived children in poor urban areas.

While Malaysia’s achievements in promoting the rights of the child over the last 30 years are impressive, new challenges have emerged in contemporary Malaysia.

In 2008 to 2010, we will continue to work with our partners in Government and civil society to address issues of equity and disparity, the threat of HIV and violence against children and young people.

UNICEF will support efforts to improve the knowledge base for these complex issues. Through collection and analysis of data, support to studies on child development, protection, participation and responsibility, and critical analysis of successful initiatives, programs to strengthen advocacy and raise awareness will be developed.

Engaging Government agencies, religious leadership, the academic community, NGOs, training and research institutions, the media and the private sector is critical to our success.

UNICEF is not funded by the United Nations. We depend entirely on voluntary contributions to make a difference in the lives of children.

Gateway Square @ Puchong Gateway

Gateway Square @ Puchong Gateway

Gateway Square is Puchong Gateway’s latest offering a mix of corporate, commercial and retail business elements all in one location.

Developer Newfields Property Management Sdn Bhd envisioned Puchong Gateway to be a one-stop Business-Entertainment Hub. Its first phase which saw 104 shop-offices on offer were all snapped up within three months of its launch. To date, buyers were well rewarded with about 40 percent capital appreciation while rental returns average an estimate of six to seven percent.

Located on 52-acres of prime commercial land just next to the Damansara-Puchong Highway (LDP), Puchong Gateway has unparalleled visibility from passing traffic. On this note, a recent traffic survey revealed that over 6,000 cars pass by this area every hour.

Apart from excellent exposure, businesses at Puchong Gateway also enjoy an existing captive market of 800,000 residents from its surrounding areas such as Puchong, Seri Kembangan, Putrajaya and Cyberjaya.

Investment opportunity

Gateway Square capitalises on the development’s strategic location. Since its soft launch in September, Gateway Square has already recorded sales of over 50% mainly from buyers who registered their early interest in the development. Unit prices start from RM 808,000 with various types still available for sale.

In line with the developers’ philosophy of adding more value to their customers, Gateway Square features better building materials and clever design that is tailored towards modern lifestyles.

Design features incorporate open-air balconies allowing owners more flexibility with the usage of their space: Al fresco dining, window display for retail boutiques or just a great looking corporate office.

A purpose built light box located at the top of each shop office provides units with extra height. This enhances visibility especially at night and provides excellent advertising value.

Units fronting the highway all come with extra land. Ideal for showrooms, display of bulky goods like vehicles, furniture and great for open-air dining.

Urban streetscape and landscaping lead customers to the businesses at Puchong Gateway creating a modern lifestyle ambience. At night, the area is well lit and further draws attention with special lighting features at the top of the shop offices welcoming clientele to 24-hour businesses in the area.

More than a 1,000 car park lots

About the developer

Puchong Gateway is the maiden property development project of Newfields Property, a Newfields Group’s company. Despite its relatively recent entry to the property scene, Newfields also runs a very successful corporate finance business, which advises many of the top listed companies throughout Malaysia and SE Asia.

To date, the group has successfully completed and handed over Puchong Gateway Phase 1 of which all shop-offices are sold out. The delivery was six months ahead of schedule and has attracted quality businesses like a 24-hour drive through McDonalds (opens end 2009), a petrol kiosk, car and specialty bike showrooms, and other businesses.

Registering interest

Those who are interested in Gateway Square or Puchong Gateway can register their interest by calling (603) 2031 2888 or visit their website at http://www.puchonggateway.com.my/. For a limited time only, buyers can enjoy both a RM20,000 discount and participate in our interest-free payment scheme during the construction period.
