YTL Residence Damansara




















Is this the moment to build a 32,292-square-foot private house? In all fairness, the house in Kuala Lumpur, which was completed in 2008 after five years of design and construction, was born of headier times. The client, Yeoh Seok Hong, wanted to accommodate three generations of his Chinese-Malaysian family, which numbers eleven persons, in a house also designed for business entertaining. It is named the YTL Residence for the client’s father, 80-year-old Yeoh Tiong Lay, founder of the YTL Group, a company that specializes in the management of regulated utilities and infrastructural construction projects.

The YTL Residence is located in the residential Damansara area of the Malaysian capital, where it occupies 95 percent of a hilltop site with a view of the city center and Cesar Pelli’s 88-storey Petronas Towers (1998). Unusual in both size and form, the house marks a significant feat of collaboration that encompasses architecture, engineering, interior design, and landscaping.

The client knew of the French designer Patrick Jouin from stays at the Plaza AthenĂ©e Hotel in Paris, where he and his father admired Jouin’s interiors for the restaurant and bar. Jouin, formerly a designer with Philippe Starck’s Paris studio, and his recent partner, Sanjit Manku, a Canadian-trained architect who had previously worked for Yabu Pushelberg, hoped the family would share their commitment to Modern architecture, since Daramsara is filled with all sorts of “neo”-style architecture from around the world. They found Yeoh and his wife Kathleen were not only keen on having a Modern house, but desired a spectacular one that would demonstrate the construction know-how of the YTL companies. Even though Jouin and Manku had not designed a house before, the Yeohs were not worried: The head of architecture for the construction arm of the YTL Group, Baldip Singh, and the chief of its civil engineering department, Lee Hang Meng, would be playing key roles in building the house. Yeoh himself is an engineer who remained closely involved with the structural aspects of the project.

Unlike many Asian cities, Kuala Lumpur still has a great deal of tropical vegetation, which landscape designer Sophie Agate Ambroise and her firm, Officina del Paesaggio, carefully studied—planting both the exterior band of land that surrounds the high walls of the house, the lush inner courtyard at the street level, and the upper gardens near the swimming pool. Jouin and Manku designed the residence so that the more public spaces for guests—a ballroom, a formal dining room that seats 30 people, a large parking garage, a wine cellar, and a chapel—are located on the lowest level, separated from the family spaces above. The main floor for the family itself contains a living room, dining room, and kitchen, but is certainly spacious enough to receive guests. It features a 16-foot-high ceiling and a glazed wall facing east toward downtown Kuala Lumpur. Many of the main level’s glass walls slide back to allow cool breezes to enter the interior, although air-conditioning in this hot climate is still necessary.

The two upper floors include a total of nine bedrooms, with one suite for Yeoh Tiong Lay and his wife and a double-height library, and a second suite for Yeoh Seok Hong and his wife, along with bedrooms for the family’s seven children.

In arriving at the design of this organically shaped house, Jouin states, “We were searching for a spatial and formal language as dramatic as the landscape itself. While we didn’t want to create a village house or a traditional tropical house, we thought it should be truly based in the particular spatial character of the natural environment.”

The structure, a hybrid of reinforced concrete, steel, and wood framing, was complicated by the biomorphic shape as well as the program. The lower level of the house is contained within a poured-in-place-concrete base on which the main level sits and the upper levels are balanced. Three concrete core units at particular points—the main entrance, the elevator core, and the kitchen—support the dramatically cantilevered upper volume containing the two bedroom levels. Jouin conceived the body of the house “as a carapace that protects the private spaces.” A metallic skin wraps around the cantilevered form in a way that gives the house something of an alien presence in the midst of the much less inventive architecture of the neighborhood. Jouin explains, “My work often has a sensual shell, with a good deal of attention focused on the skin.”

Because of the landscaping, the house blends into its natural setting in spite of occupying a vast proportion of the site, which is about 1 acre in size. As the visitor ascends from the automobile entrance at street to the living and family dining area a floor above, he or she has the impression of being simultaneously outside and inside the house. The integration with the outdoors recalls the work of Frank Lloyd Wright, yet at the same time its openness and its elevation off the ground relates it to certain traditional Malaysian architecture. It is an original attempt to define a new residential architecture for a tropical climate, if at a scale few may find feasible to emulate.

I&P Launches 8 Semi-D Homes In Bandar Kinrara

Island & Peninsular Group Sdn Bhd (I&P Group), the master developer of Bandar Kinrara Puchong, Selangor has launched an exclusive 8-unit semidee project (pictured) dubbed Awana8 at Phase 5A3 of the township.

At the launch on Dec 22, seven of the eight units were sold in just half an hour. I&P had received 722 registrations for this project. The only unit left is located next to a power station.

The RM15.25-million freehold project, is on an elevated land, overlooking Bandar Kinrara 5. It is scheduled for completion by December 2011.

The township is developed and managed by I&P unit Perumahan Kinrara Bhd, in a joint venture with Lembaga Tabung Angkatan Tentera and Lembaga Tabung Haji.

Puchong Perdana Residents Chip In To Build Beat Base

The local community of Taman Puchong Perdana pooled their resources to set up their first police beat base in Jalan Perdana 2/1, Taman Puchong Perdana, Puchong.

Selangor police chief Deputy Comm Datuk Khalid Abu Bakar, who opened the beat base, said: “The beat base will serve as a meeting point for the police and residents.

“In addition to carrying out their duties like crime prevention and patrols, the police officers at the beat base would be able to foster a closer relationship with the local community.”

Khalid commended the local community for their efforts, and hoped that they would continue to cooperate with the police as crime prevention requires a joint effort by both parties.

Subang Jaya OCPD Asst Comm Zainal Rashid Abu Bakar and Bukit Puchong Police Station Chief Inspector Basri Sagoni were also present at the function.

According to Bukit Puchong community policing treasurer Datuk Sim Swee Hing, the residents and business community collected the RM15,000 needed to build the police beat base within two weeks.

“It took a year for us to get the application approved by the Selangor state police headquarters before we could set up the police beat base.

“Having this cabin here will help reduce the crime rate in Puchong Perdana, and make the people feel more safe and secure,” said Sim, adding that snatch theft was rampant in the area.

Bukit Puchong community policing committee member Sarifudin Johan said the beat base would come under the Bukit Puchong Police Station’s jurisdiction.

“The cabin was a joint effort by the local community and the Bukit Puchong community policing, which was initiated a year ago to serve as the liaison between the residents and the police.

“The community policing is aimed at helping the police to reduce crime and address the social illnesses in our society like mat rempit, drugs and lepak,” said Sarifudin.

“We have about 50 members from 30 housing areas in Bukit Puchong.”

He said the Bukit Puchong community policing had received good support from the residents and police.

Community Policing Pays Off In Puchong

The community policing team in Bandar Bukit Puchong retrieved two stolen motorcycles in a joint operation recently.

The team, led by Chief Inspector Basri Sagoni from the Bukit Puchong police station and Kuan Chee Heng (founder of community policing website http://cops.org.my/), conducted random checks on the motorcycles in Pangsa Perdana, Puchong Perdana.

Out of the 150 motorcycles inspected, 25 were closely examined.

Kuan said a few factors were taken into consideration to determine whether a motorcycle was stolen or not.

“We kept an eye on the bikes with broken ignition systems, or those that appeared old but have only covered a short mileage.

“If necessary, we then called up the police and checked if the plate number, chassis number and engine number of the vehicle matched the ones in the system,” he said.

The two motorcycles, which had been reported lost, were taken back to the police station.

Kuan said the operation was carried out as the theft of motorcycles was alarming even though the statistics showed a decrease.

“Bikes parked at shopping malls and flats are easy targets as they are left unattended,” he added.

He suggested the local councils install locks at motorcycle parking lots, taking a cue from a Puchong Utama resident who locked his machine to metal poles welded to the ground.

“He parked his bike and went up to his unit one day and saw somebody trying to steal his bike. So, he came up with this idea to lock his motorcycle to deter theft,” Kuan said.

Kuan added that more operations would be carried out in the future.

Meanwhile, Kuan said a businessman has contributed RM12,000 to build a cabin in Jalan Kekwa, Puchong Perdana.

“Hopefully it will be operational next week and the police officers can make a pit stop, or even be station there,” he said.

Wheatgrass-fed chicken, fish and prawns will soon be the highlight at the Nyonya Imperial Restaurant.

The chain, a new venture by Easy Pha-Max chief executive officer Datuk S.C. Yeat, has a farm in Bentong, Pahang.

“The dishes will be available in March next year for the enjoyment of all,” Nyonya Imperial chief executive officer Raymond Oh said.

For the time being, health-conscious diners can opt for the canned INS wheatgrass drink at the halal outlets.

So far, the chain has outlets in Ampang, Sri Rampai and Bandar Puteri Puchong in Malaysia, as well as Perth in Australia.

At the opening ceremony of the two-floor eatery in Bandar Puteri Puchong recently, it was revealed that the company planned to open another 40 to 50 restaurants across the nation and in Asian countries, including the Philippines, Thailand, Indonesia and Vietnam.

“Nyonya food is an amalgamation of Chinese and Malay dishes and I believe it will be well received in China, too,” Yeat said.

He added that Easy Pha-Max members could use their e-points to redeem food at the restaurant.

Also at the ceremony was INSBIO chairman Datuk Donald Lim Siang Chai.
