IOI Expects Brisk Sales Of Adenia Phase 1 Home

IOI Corp Bhd’s property arm IOI Properties Bhd is confident of selling all 147 residential units offered under phase one of its Adenia project by tomorrow.

IOI Corp (property division) general manager Teh Chin Guan said the two-phase Adenia was a component of its mega property project 16 Sierra in Puchong.

To be completed by 2020, the project has a gross development value of RM2bil.

Worth RM70mil, phase 1 of Adenia had already recorded 50% booked sales, he said.

Based on this encouraging response, the company expected the remaining available units to be taken up soon, Teh said after the soft launch of Adenia yesterday. The official launch of Adenia is today.

The average price per unit is about RM448,900. The two-storey terrace homes have a lot size of 22ft by 75ft and are targeted for handover by the middle of 2011.

“Phase 2 will comprise 60 units worth RM50mil in total and should be launched in a couple of months,” Teh said, adding that prices for Phase 2 units would be slightly higher than in Phase 1.

Teh said there would be 14 other small residential property projects to be developed in 16 Sierra, which sits on 535 acres in the southern part of Puchong and near Cyberjaya and Putrajaya.

IOI Corp general manager (marketing and business development) Lee Yoke Har said 16 Sierra would have a central park and 16 interconnected themed gardens.

When fully developed, 16 Sierra would have 3,838 residential units and each property project would be gated, Lee said.

On IOI Properties’ performance, Lee said it had not been significantly affected by the economic downturn last year.

“We maintained our sales growth last year despite the tough times and with the expected recovery of the property market this year, the company expects to perform even better,” she noted.

LRT Service From Ampang To Be Expanded Soon

Transport Minister Datuk Seri Ong Tee Keat said on Saturday his ministry plans to expand the light rail transit (LRT) service from Ampang soon.

He said the ministry received feedback from the public requesting it to include and improve the Ampang line in the expansion plan, especially around Puchong and Serdang area.

"The ministry has just completed tackling the extension of the rail service from Kelana Jaya to Subang.

"We will be conducting the same process as we did when tackling the Kelana Jaya extension, including conducting public hearing and also town hall meetings, for the expansion of the rail service from Ampang to Puchong-Serdang," he said.

He was speaking to reporters after launching the "Hope and Train 2009/2010 Appreciation Ceremony" at Taylor's University College new campus here.

Ong said the ministry received an overwhelming support for the expansion of the Kelana Jaya-Subang rail last year and decided to conduct the same process for the Ampang line.

He also said that the public also wanted the LRT service to be improved including shortening the waiting time for coaches.

"As improving public transportation is one of priorities in the National Key Result Area (NKRA), it is the responsibilities of the ministry to improve the LRT system," he said.

The Ampang LRT line extension will begin from the Sri Petaling Station passing through Kinrara and Puchong before ending at Putra Heights, covering a distance of 17.7km with 13 new stations.

Asked whether the Ampang LRT line would also be using new coaches like the Kelana Jaya LRT line, Ong said the ministry was looking into it.

The extensions for the Kelana Jaya and Ampang LRT lines are estimated to cost RM7 billion and managed by Syarikat Prasarana Negara Berhad (SPNB).

Green Living At 16 Sierra Puchong

Nasim To Undertake Re-branding Exercise

Nasim Sdn Bhd, the distributor of Peugeot vehicles in Malaysia, will undertake a re-branding exercise at all its branches and dealers following the French carmaker's recent unveiling of a new global brand identity.

In a statement here Tuesday, Nasim said the exercise would entail the incorporation of Peugeot's new logo and brand identity at all its branches and dealers nationwide.

"The re-branding exercise will take place at our four new branches first before being carried out at the existing 10 branches and eight dealerships," it said, adding that the entire exercise was expected to be completed by year-end.

Nasim said it also planned to expand its branch network to four new locations -- Ampang, Puchong, Ipoh and Melaka -- over the coming months.

Joint executive chairman of the Naza Group, SM Nasarudin SM Nasimuddin, said the new identity was part of Peugeot's strategy towards becoming a global brand and the start of a new decade as well as a new era for it.

MPSJ Looks At Long-Term Plan To End Puchong Traffic Woes

While the Subang Jaya Municipal Council (MPSJ) has yet to collect sufficient funds to fully implement the traffic system upgrade plan in Taman Perindustrian Puchong Utama, several efforts are being made to alleviate the traffic situation.

It includes traffic lights for Jalan Utama 2, which will also be widened.

MPSJ councillor Ng Sze Han said 10 developers, which had projects in the area, are supposed to contribute to the RM20mil fund according to the size and progress of their developments.

So far, only 38.5% (or about RM7.7mil) has been collected from seven developers and only one of them has fully settled its contribution.

“The rest are still going on with their projects, while three other haven’t started their projects yet,” Ng, who sits on the infrastructure committee, said.

The main part of the upgrade plan involves the construction of an interchange from the Damansara-Puchong Expressway (LDP) into Jalan Utama 2 and several upgrade works on Jalan Utama 2.

Ng said the interchange would cost RM17mil and the initial planning could only start when the council had collected at least RM10mil.

The council had also used part of the money to install traffic lights at the junction of Jalan Utama 2 and Persiaran Puchong Perdana last year.

It is also looking at widening Jalan Utama 2 by turning a part of the vacant land into lanes.

Meanwhile, Litrak, the LDP highway concessionaire, has agreed to upgrade the Puchong Perdana Interchange following requests from the MPSJ.

A slip road would be constructed at the traffic light junction underneath the flyover in both directions (from Tractors and Puchong Jaya Selatan toll).

Persiaran Puchong Perdana would also be widened to have one extra lane at both directions.

Litrak communications head Bhavani Krishna Iyer said Litrak would start the work as soon as it received the approval.

“Some of the land we will be working on belongs to the council and we need to wait for the approval. It will take about nine months for the work to be completed,” she said.

Bhavani stressed that this was not a permanent solution and the Puchong Utama Interchange must be pushed through for a long-term solution to the traffic woes.

As-salam Mosque women’s bureau chief Noorhanim Ismail, whose mosque is located along Persiaran Puchong Perdana, welcomed the upgrade plan.

Mohd Ariffuddin Kamari from the MPSJ Engineering Department said the council would seek opinions from the residents regarding the sound barriers.

“The residents can let us know what type of sound barriers they prefer and we will forward their views to Litrak,” he said.

Selangor Aborts Cemetery Project

Puchong residents received a New Year gift from the Selangor state government in the form of a promise not to develop the Ayer Hitam Forest Reserve.

In a New Year celebration in Puchong on Saturday morning, Selangor Tourism, Consumer and Environment Committee chairman Elizabeth Wong announced the state’s decision to abort the proposed cemetery project in the forest reserve.

Since April 2004, the residents had been fighting for the project to be scrapped so that the forest would remain a green lung.

In 2008, more than 1,500 residents from Saujana Puchong, Lestari Puchong, Bandar Bukit Puchong, Gateway Puchong and Mutiara Indah submitted a petition, protesting against the development, to the Subang Jaya Municipal Council (MPSJ).
 
Wong described the state’s decision as a victory for the people.

“The forest reserve is rich with flora and fauna and thus should not be developed,” Wong said.

The forest is believed to have been settled by the Temuan orang asli tribe 400 years ago, and they are now living in two villages nearby.

Orginally, the forest spanned some 4,270ha, but it was degazetted for a variety of land uses over the years.

As of February 2009, 1,217ha had been gazetted by the Selangor government as an education and research forest.

Under the jurisdiction of the Selangor Forestry Department, the forest is on an 80-year lease, dating from 1996, to Universiti Putra Malaysia (UPM).

Wong said the forest reserve was exclusively for scientific research and not open to the public, except with permission from the forestry department.

Nonetheless, following the residents’ demand, the state government is now looking at degazetting a part of the forest reserve for a recreational forest.

“If possible, the site should be a degraded forest.

“We’ll probably cut some trails and make it into a site like Bukit Gasing.

“But we are not going to chop down trees for this, so as not to defeat the whole purpose,” Wong said.

The orang asli, who have vast knowledge of the forest, would be invited to be part of this plan by working as guides or guardians.

Wong added that the effort in retaining the forest reserve was in line with the United Nations’ International Year of Biodiversity, which was launched on Monday in Berlin, Germany.

“It is a celebration of life on earth and of the value of biodiversity in our lives.

“We will do more this year to avert the crisis,” Wong said.

Meanwhile, the state government, through the state planners, is looking for a more suitable site for the cemetery project.

First BRT System Expected To Be Implemented By 2012

The Transport Ministry expects to launch Malaysia’s first Bus Rapid Transit (BRT) system, using an exclusive bus lane, in the second quarter of 2011.

The initial route -- the first of three "corridors" -- will be from Jalan Cheras to Pasar Seni.

Mohamad Nur Kamal, a special transport adviser with the ministry, said today the BRT will increase integration with the light rail transit (LRT) system.

He said the ministry is pushing for a detailed engineering study to be commissioned on the feasibility of the BRT as many major roads cannot accommodate an additional bus lane.

"The study will take six to eight months to be completed and then a proposal will be handed to the government for approval on the project's budget," he said during a media briefing on RapidKL's new four-car train which began operations along the Kelana Jaya LRT line.

Nur Kamal said the ministry hoped to launch the first corridor for the BRT -- from Jalan Cheras to Pasar Seni -- by the second quarter of 2011.

Thios will be followed by the launching of another two corridors -- from Puchong Utama and Damansara Damai to Pasar Seni.

The BRT has been succesfully implemented in Australia, Europe and Columbia.

Nur Kamal said the BRT is part of the National Key Results Area (NKRA) initiatives to increase public transport usage among Malaysians, currently at 16%, to 25% by 2012.

He also said the implementation of an initial three trains, each with four coaches, on the Kelana Jaya LRT line is part of the NKRA.

Syarikat Prasarana Negara Berhad group managing director Datuk Idrose Mohamed said the four-car trains, which can each carry 800 passengers, will enhance the services provided by the current two-car trains as they can carry double the number of passengers.

The new trains, which are part of a fleet of 35 trains, will be operating primarily during the rush hours.

"We have another four currently being tested," Idrose said. They will be delivered in stages until 2012.

Four-Car LRT Train For New Routes

Syarikat Prasarana Negara Berhad (Prasarana) will be using its new four-car train for the Light Rail Transit (LRT) system on its Subang and Puchong extension route.

Transport Minister Datuk Seri Ong Tee Keat said this during the RapidKL's LRT inspection ceremony of the new trains for the Kelana Jaya line this morning.

Asked if there is a possibility of Prasarana extending its line to Shah Alam, the minister said the focus for now is on its Subang, Puchong and Ampang lines.

Currently, only four of the 35 four-car train coaches are running while the rest are expected to be utilised by 2011. The new sets of train and the upgrading cost stand at RM1.5 billion.

It can carry 800 passengers, twice the number of the existing two-car trains, and will be used during the morning and evening peak periods while the two-car trains will be employed during off-peak periods.

The new trains also have wheelchair-friendly features and door alarm lights to help the hearing-impaired.

Prasarana is the operator of the public transport network that includes the Ampang and Kelana Jaya LRT lines, KL monorail and bus service in the Klang Valley.

The four-car train sets are the latest version of the Bombardier advanced rapid transit driverless train designed in Canada, 65 per cent of which is assembled in Mexico and 35 per cent in Malaysia. With the additional train, Prasarana will have a total of 70 sets, including 35 sets of the current two-set trains.

A man came home from work late, tired and irritated, to find his 5-year old son waiting for him at the door.

SON: 'Daddy, may I ask you a question?'
DAD: 'Yeah sure, what it is?' replied the man
SON: 'Daddy, how much do you make an hour?'
DAD: 'That's none of your business. Why do you ask such a thing?' the man said angrily.
SON: 'I just want to know. Please tell me, how much do you make an hour?'
DAD: 'If you must know, I make $50 an hour.'
SON: 'Oh,' the little boy replied, with his head down.
SON: 'Daddy, may I please borrow $25?'

The father was furious, 'If the only reason you asked that is so you can borrow some money to buy a silly toy or some other nonsense, then you march yourself straight to your room and go to bed. Think about why you are being so selfish. I don't work hard everyday for such childish frivolities.' The little boy quietly went to his room and shut the door.

The man sat down and started to get even angrier about the little boy's questions. How dare he ask such questions only to get some money? After about an hour or so, the man had calmed down , and started to think: Maybe there was something he really needed to buy with that $25.00 and he really didn't ask for money very often The man went to the door of the little boy's room and opened the door. 'Are you asleep, son?' He asked. 'No daddy, I'm awake,' replied the boy. 'I've been thinking, maybe I was too hard on you earlier' said the man. 'It's been a long day and I took out my aggravation on you. Here's the $25 you asked for.' The little boy sat straight up, smiling. 'Oh, thank you daddy!' he yelled.

Then, reaching under his pillow he pulled out some crumpled up bills. The man saw that the boy already had money, started to get angry again. The little boy slowly counted out his money, and then looked up at his father. 'Why do you want more money if you already have some?' the father grumbled. 'Because I didn't have enough, but now I do,' the little boy replied.
