The school will be located on a 7.8-acre site and cater for more than 2,000 students, with the first phase to open in 2014 with an initial intake of 1,000 students.

Puchong

In 2013, Puchong will not just have its own waterfront project - a commercial centre - it will also be the first of its kind to be built in the Greater Kuala Lumpur region. Millenia City - which fronts a lake with a surface area that spans 200 acres - would be built on a 40.5-hectare prime land.

The crown jewel of this project would be M Square, a 38,000sq ft, six-storey mall which will be linked to a 2.1 million sq ft retail space comprising 13 blocks of six-storey retail and office units.

According to Millennium Land executive director Benjamin Tan, M Square will be the largest “alfresco mall” in the country and is poised to be the commercial heart of Puchong.

Rawang

Although it serves as the northern gateway to the Klang Valley, this small town has been overlooked by property buyers, mainly because of the “distance” to Kuala Lumpur and Petaling Jaya.

But its market potential has caught the attention of renowned developers such as the Mah Sing Group.

It is expected to experience rapid growth when Mah Sing launches its “starter home” series set within the price range aimed at first-time home buyers.

With the units priced from RM390,000 each, this township with freehold land of 91.4 hectares (226 acres) - called M Residence @ Rawang - will be launched as early as the first half of 2012.

According to Mah Sing chief executive officer Tan Sri Leong Hoy Kum, this township will consist of two-storey linked houses, semi-detached houses, townhouses, three-storey shops built with various amenities and facilities.

M Residence @ Rawang is located only five kilometres away from the Jusco shopping centre expected to be completed by the end of this year.

Sungai Buloh

Would you mind staying in an area which used to be the world’s second largest settlement for leprosy patients, established in the 1930s?

With the development of high-end residential properties in the Sungai Buloh locality - such as Sierramas, Valencia, Bukit Rahman Putra and Sunway Rahman Putra - the area is now a desirable residential address.

With a gross development value of RM 1.3 billion, Encorp is expected to complete another high-end, mixed development project called Encorp Strand located on 18 hectares.

Business suites with four-storey shop-offices, a 40-storey serviced apartment block that comes with a swimming pool, covered tennis court, gym and clubhouse have been planned.

Each property unit ranges from 55.7sq m to 232.2sq m and are located on top of a mall that comes with state-of-the art “climate control” boulevard. This project is scheduled to be completed by 2014.

According to Encorp group chief executive officer Yeoh Soo Ann, the company wants to position itself as one of the top 10 property developers in Malaysia within three years.

Shah Alam

Well-known property developer SP Setia has built many distinguished projects such as Setia Eco Park in Shah Alam.

This award-winning project on 320 hectares of freehold land consists of 2,900 units of residential properties that cater to different segments of society.

Buyers have a choice of a semi-detached house or a bungalow with views of a lake or hill.

Creeks, waterways, lush walkways and landscaped parks are some of features that property buyers can expect when they invest here.

At present, there are 161 hectares left to be developed from the total of 320 hectares.

And the project is expected to be fully developed in the next four to six years.

School To Be Ready 2013

If all goes well, the proposed SJK (C) Kheng Chee will be ready for the 2013 intake. Puchong MCA chairman Datuk Wong Hock Aun said the school’s construction committee was preparing the documents for the Chinese primary school, which would be relocated from Ladang Bukit Dinding in Karak to Pusat Bandar Puchong.

A 2.4ha site has been identified in Persiaran Indera, Pusat Bandar Puchong, for the school project.

“We are looking at submitting the architectural drawings to the Subang Jaya Municipal Council (MPSJ) in late October and hopefully receive the approval by late November.

“We will start the construction work in December,” Wong said.

He added that a consultant team, comprising a soil investigator, mechanical and electrical engineers, a quantity surveyor, civil and structural engineers, a land surveyor and town planner, was formed a week after Deputy Education Minister Datuk Dr Wee Ka Siong confirmed the relocation.

The committee made the decision to build the 36-classroom school in two phases so that the school could be opened in 2013.

The first phase, to be completed in August or September next year, would consist of 22 classrooms, administration office, headmaster’s office and canteen.

“We can have 18 Year One, Two, Three and Four classes for 900 students,” Wong said.

Every year, many Year One students are turned away and sent to schools in Serdang, Petaling Jaya and Old Klang Road because there are insufficient classes in the four Chinese primary schools in Puchong.

Wong said the new school would definitely help to improve the situation.

He encouraged qualified contractors interested in the project to register with the architect, Siew Chee Kong, who can be contacted at 012-691 4219.

Build Underpass Or Flyover, Developer Urged

Pusat Bandar Puchong residents want the developer of Setia Walk to build a flyover or underpass for traffic going into the new development instead of interfering with the existing traffic system.

They gathered yesterday to voice their displeasure over the proposed traffic flow, which they felt would worsen the daily congestion at the junction of Persiaran Wawasan and Damansara-Puchong Highway (LDP).

Setia Walk, which is located at this junction, is an integrated residential and commercial development comprising retail blocks, offices, an entertainment complex, service and residential apartments.

The residents had identified seven problematic points in the proposal and feared that accidents would happen with the criss-crossing traffic. Motorists turning left from Persiaran Wawasan into LDP would meet traffic heading into Setia Walk.

Vehicles from LDP into Persiaran Wawasan would meet those making a U-turn on Persiaran Wawasan to get into the commercial area in Jalan Bandar 1 and 2.

Action committee chairman Yong Siew Yung said the residents wanted an independent traffic consultant to look into the feasibility of the proposal and carry out a traffic impact assessment.

“We were told that the developer’s traffic study was done a couple of years ago at 10am and not during the peak hours.

“There will be 4,000 parking bays in Setia Walk. Imagine half of the car volume getting into the development and creating a congestion,” she said.

Shan Kok Shin, a member in the committee, said the residents’ concerns were not adequately addressed. He urged the developer, SP Setia, to stop the contruction work at the junction until all issues were resolved.

LBS Makes Its First High-End Development In Puchong

It was a piece of land that Datuk Lim Hock San, the managing director of LBS Bina Group Bhd, knew had great potential but wasn’t quite certain the form of development it would take in what was an ex-mining land, dwarfed by a huge lake.

On paper, it would seem to be LBS’ less desired property and many had advised Lim to unload it, especially during the last financial crisis. But Lim’s insistence on holding on to it to capitalise on its potential apparently paid off.

Today, the 71ha piece of land that sticks out like a peninsula into the over 400ha lake is set to be the crown jewel in the LBS stable of developments all over the country.

This will be the first luxury development for LBS and Lim is confident that his company’s maiden high-end project will be able to draw in buyers.

More than 90% of Apicalia superlinks have been sold since it was launched on April 15. This represented a total sales value of RM140mil.

“We are promising our buyers the very best in terms of finishing as well as a lifestyle. There are very few places left in the Klang Valley which can offer a luxury home facing such a vast body of water,” he said.

The development, aptly called D’Island Residences, is filled with the full trappings of a gated community with a three-tier security system. Being surrounded by a massive lake also makes the entire development even more secure.

Construction has already started for the first phase which consist of two sets of super-link houses (Type A 22ft x 100ft and Type B 22ft x 80ft) and semi-detached units measuring 40ft by 80ft.

SAVE or Sustainability Achieved via Energy Efficiency, is a programme aimed to improve energy efficiency in Malaysia through five initiatives.

The first initiative is to stimulate sales of energy-efficient appliances by providing rebates for refrigerators, air-conditioners and chillers to qualified consumers.

Under the initiative, qualified consumers who purchase electrical appliances that have five-star will be given a rebate up RM200.

For a start, the rebates would be for refrigerators and freezers for the domestic sector and chillers for businesses. RM200 will be given to a new refrigerator and RM100 for an air-conditioner.

The rebates would be given at the point of sale and the retailers would then claim the amount from the Government.

This government-funded initiative is part of Economic Transformation Programme,(ETP) and it is headed by the Ministry of Energy, Green Technology and Water (MEGTW), Government expected to announce the rebate on 7th July and it will cost the government RM50.2 million in 2011.

SAVE will be implemented through the collaboration between the Ministry and utility companies, Tenaga Nasional Bhd, Sarawak Electricity Bhd and Sabah Electricity Sdn Bhd as well as the participating appliance manufacturing companies.

Highway To Link Kinrara, Serdang and Putrajaya

A highway linking Kinrara, Serdang and Putrajaya with seven interchanges, is in the pipeline.

The 17km Serdang-Kinrara-Putrajaya Expressway (Skip) will have three main toll plazas and two on the ramps.

The highway, which starts near the Giant Hypermarket in BK 5a in Puchong, will pass by the Ayer Hitam Forest Reserve and head towards Taman Lestari Perdana. From this point, the highway will be split into two directions.

The first will go through Taman Putra Permai and eventually connect the South Klang Valley Expressway.

The second will connect Taman Universiti Indah and Sri Sedang and then link to the Besraya Highway.Its concessionaire and the Malaysian Highway Authority briefed the Subang Jaya Municipal Council (MPSJ) last week.

MPSJ councillor Ng Sze Han said the council welcomed the project that would reduce traffic jam in Jalan Besar, Serdang, and part of Damansara-Puchong Highway (LDP) in front of the IOI Mall in Puchong.

“Motorists from the Sunway toll plaza on the LDP can get into Skip near the Giant Hypermarket in Puchong, to head towards Putrajaya and Cyberjaya.

“According to the traffic impact assessment, the highway will ease the congestion on the LDP in front of IOI Mall,” he said.

Also in the pipeline is the Kinrara Damansara Expressway, linking Kinrara and Pusat Bandar Damansara, which will further reduce congestion on the LDP.

He added that the Skip concessionaire presented three alignment options and the council would most likely choose the one which would least affect private properties, schools and religious sites.

“We have also voiced our concern regarding the stretch of Skip near the Ayer Hitam Forest Reserve.

“We requested them to minimise the impact on the ecology by going along the forest border,” he said.

Details on the concession period and toll fare are not available yet.

“The construction of the highway will start at the end of next year and is expected to be completed in 2016,” Ng said.

Naza TTDI Sdn Bhd, the property development arm of Naza Group, plans to launch 18 new projects this year with a combined gross development value (GDV) of RM1.6 billion.

Naza TTDI chairman SM Nasarudin SM Nasimuddin said the launches are part of its long-term plan to become one of Malaysia's top 10 property companies in the next three years.

"We also plan to launch our projects outside of the Klang Valley and make our maiden venture overseas such as in Singapore, Vietnam, Indonesia and China," Nasarudin said at a briefing on its financial performance in 2010 and outlook this year in Shah Alam, Selangor, yesterday.

Group managing director SM Faliq SM Nasimuddin said the new projects are expected to increase Naza TTDI's net profit in 2011 by 22 per cent to RM100 million from RM82 million in 2010.

Group turnover this year is targeted to hit RM1 billion, up 57.5 per cent from RM635 million in 2010.

Faliq added that the company hopes to rake in a net profit of RM267 million and a turnover of RM2.2 billion by 2015.

"In future, we hope to form joint ventures or embark on merger and acquisition plans with companies that have strategic assets and landbanks as part of our expansion plan at home and abroad," said Nasarudin.

He said the company aims to boost its landbank to over 200ha in the next two years from 161ha currently.

The project launches this year will comprise both residential and commercial developments such as TTDI Grove in Kajang, TTDI Alam Impian in Shah Alam, TTDI Dualis in Puchong, as well as a 35-storey tower in Jalan Tun Razak, Kuala Lumpur.

The company has also formed an associate construction company, Naza TTDI Construction, as it feels it is the right time to start diversifying and entering the construction business.

Naza TTDI Construction will complement Naza TTDI's business, offering complete construction services in the fields of building, civil engineering and infrastructure works.

On its RM650 million Matrade International Exhibition Centre, Nasarudin said piling works are ongoing and it will call the media for an update in June.

He added the company has no plans to go for a listing yet but may do so in the future, should the need to raise funds arise, coupled with right stock market conditions.

Rela launched its patrolling unit at Taman Puchong Utama in Puchong recently.

Five members in the group will patrol on motorcycles or walk from 10pm to 2am every Monday, Wednesday and Friday.

According to Petaling district Rela chief Lt Col (Rela) Md Fuad Ahamad, the Rela members patrolled the area round the clock during the recent Chinese New Year holidays.

“The patrolling by Rela is the first to be held in Puchong area,’’ said Md Fuad, during the launch at the Residents’ Committee cabin.

Also present were Subang Jaya Municipal Council councillor Michael Tamil, Petaling district Rela platoon chiefs Selvam Benjamin and Panir Muthusamy.

Md Fuad explained that besides Puchong, six areas — Taman Medan, Seri Kembangan, Putra Heights, Sungai Buloh, Kota Damansara and Shah Alam — under the Petaling district had Rela members patrolling the area.

He urged Rela volunteers in Taman Puchong Utama to gain the public’s confidence and not intimidate them by showing handcuffs.

“We must do our work with dignity, be disciplined, friendly, punctual and willing to lend a helping hand to the public,’’ said Md Fuad.

Michael said residents in the area had been complaining about the influx of foreigners and petty crime.

“We hope the patrolling by Rela would deter thefts and reduce crime in the area,’’ he said.

Residents of Puchong have a reason to rejoice as IOI Properties Bhd launched its free shuttle bus service recently.

The bus service would be available for IOI Privilege Card holders and would travel from residential areas to commercial hubs such as IOI Mall, IOI Boulevard, Bandar Puteri Puchong and Giant Hypermarket.

Present at the launch were IOI Properties executive director Datuk David Tan, Kinrara assemblyman Teresa Kok and Subang Jaya municipal (MPSJ) councillor Pooi Weng Keong, as well as representatives from residents associations in Puchong.

“With this shuttle bus service, we hope not only to provide a convenient mode of transport for residents, but also reduce air pollution and work towards a greener township,” said Tan.

He said that they would be monitoring the bus service for a month before deciding if they will increase the number of buses.

“If the response is good, we will also be implementing a GPS Tracking System whereby residents can track the bus.

“This would be convenient as they wouldn’t need to wait around at the bus stops until the bus arrives,” he said.

He added that all residents and home owners within the township were eligible for the privilege card for free.

Meanwhile, Kok said that the shuttle bus service was a good move by the developers.

“Hopefully it can help resolve traffic jams in our community.” she said.

She also expressed hope that the Subang Jaya Municipal Council (MPSJ) would emulate the Petaling Jaya City Council (MBPJ), to provide community buses to ease traffic woes.

Besides launching the shuttle bus service, Tan also launched the ONE-IOI Net, which is a township-wide, high-speed intranet connecting all residents and business communities within the township.

The service would help businesses promote their products and services to residents, as well as provide first hand information on IOI Mall merchants.

The free shuttle bus service will run from 9.30am to 6.30pm, from Tuesdays to Sundays. Route time would take approximately 40 minutes.

The eye-catching green and yellow bus which features a bumblebee design, had been running since Feb 1 as part of an awareness exercise.

A Boon For Puchong Folks

Residents of Puchong now need not travel all the way to Putrajaya to apply or renew their passports.

The National Registration Department has opened an Immigration counter with six officers to attend to the passport needs of residents in Puchong, a growing township with a population of over 300,000 people.

Seven months ago the government annnonced a pilot project under which counters will be opened at National Registration Departments in Puchong, Gombak and Kepong to better serve the people.

The counter was opened at the NRD in Puchong Utama on Feb 16.

Datuk Loo Yeng Peng, the special officer to Home Minister Datuk Seri Hishammuddin Hussein, visited the NRD and on behalf of the ministry handed out citizenship papers to successfull applicants.

Among the six red identity card holders who received their citizenship were Lim Kim Jiok, 69, Koh Ngai Long, 69 and Tan Kong Beng, 55.

“I am sure the people of Puchong will be happy now that they can do all their passport matters nearer home,” he told the Star shortly after handing over the citizenship papers.

He credited himself with mooting the idea to have a multi-purpose counter at NRDs under the govenment’s new administration’s People First, Performance Now concept.

“This is no just talk. Whatever the government has promised it is being realised and I am happy to be part of the new initiative,” said Loo, who is BN representative for Puchong and the municipality’s Gerakan Division chairman.

Loo also said that the Home Ministry through the NRD has set a one year maximum period for processing citizenship applications.

“A time limit for applications involving citizenship, entry permits or late registration of births, did not exist in the past but now the government has set a one year period as a guideline,” he said.

Over the past two years, the Home Ministry had processed 219,485 applications comprising 62,604 applications for citizenship, entry permit appeal (18,162) and late registration of births (138,719).

Ramp To Ease Kinrara Bottleneck

Trinity Group Sdn Bhd and Dekon Sdn Bhd signed a memorandum of understanding (MOU) to launch the start of construction of the Zest @ Kinrara 9 ramp.

Present at the ceremony was Deputy Works Minister Datuk Yong Khoon Seng along with government and civic officials in an afternoon groundbreaking ceremony at the site which marks the official beginning of the RM 7 million construction.

The project is expected to be completed in August 2011.

New Highway Links Puchong To Tropicana

A new proposed highway linking Kinrara in Puchong to the New Klang Valley Expressway (NKVE) will be cutting across Petaling Jaya near Tropicana.

The new link, which is off the Kesas Highway cuts through Section 4, Section 8, Jalan Timur, Jalan Semangat, Rothmans roundabout, Damansara Intan and Damansara Kim.

The toll highway, expected to start construction soon, also goes along the Sprint Highway all the way to the NKVE near Tropicana area.

Traffic planning consultant Goh Bok Yen said the new link would help alleviate the traffic problems in Petaling Jaya.

Petaling Jaya badly needs roads that provide good access. It basically requires dispersal link to access the highways for ingress and digress, he said.

Goh cited as an example the NKVE which, he said, cut on the west side to Kota Damansara, Ara Damansara and Tropicana.

A few links that are mainly used are Persiaran Surian, the FAS tunnel and Tropicana.

For the entire Kota Damansara, Damansara Perdana and Mutiara Damansara, he said logically there should be another route to allow traffic out of Persiaran Surian.

SP Setia Bhd expects the occupancy rate at its boutique lifestyle development project, SetiaWalk, to increase to 80 per cent from 60 per cent when it opens its doors by the first quarter of 2012.

Spanning 8.32 hectares of prime land fronting Jalan Puchong, SetiaWalk offers an eclectic mix of retail offices, serviced apartments, dining delights, a boutique hotel and entertainment centre.

SetiaWalk, with a gross development value of RM1 billion, has a gross floor area of 2.3 million sq ft and a net lettable area of 2.4 million sq ft.

"There will be more exciting things to look forward to at SetiaWalk, one of them being the proposed light rail transit station opposite our project," said its divisional general manager, Wong Tuck Wai, at the ceremony to welcome three anchor retailers of its entertainment centre.

"We welcome TGV Cinemas, Celebrity Fitness and Superstar Karaoke as our business partners," he said.

Wong said the last anchor tenant would be the Chinese restaurant chain and the name was expected to be revealed soon.

SetiaWalk targets its retail offices to open for business in April next year with the entertainment centre operational by December 2011.

Meanwhile, the company said as part of its continuing efforts to ensure the success and vibrancy of SetiaWalk, it would provide pre-leasing services to match owners of the retail offices with the right tenants.

"A dedicated pre-leasing team has identified a list of potential suitors and matched with the buyers to ensure an exciting tenancy mix and add value to the entire development," it said.

Superstar Karaoke's consultant-cum-operations manager, Richard Law, said the outlet at SetiaWalk would be its fourth nationwide and it would occupy about 12,000 sq ft and offer a touch screen song-selection system.

TGV Cinemas chief operating officer, Kenny Wong, said the cinema would have nine cineplexes with 1,900 seats.

Celebrity Fitness would occupy two levels of 22,000 sq ft in total, said its managing director of Malaysia Kwangho Choi.

SetiaWalk, which can be access via Lebuhraya Damansara-Puchong and Persiaran Wawasan, has also managed to attract retailers such as Starbucks, BMS Organics, STADT German Cuisine, Ponytail Salon, Hock Hua Tonic, Bata and La Primavera.

Road Connecting Taman Kinrara To Old Klang Road Opens

A 350-metre road connecting Taman Kinrara in Puchong to Taman Sri Manja in Old Klang Road is open to traffic today.

The RM13.1mil road is also connected to the Kesas highway.

The road also connects Jalan Kinrara Seksyen 3 and Taman Sri Manja, near Taman Sri Sentosa to Old Klang Road.

Yesterday, workers wers still putting the final touches on the road.

Senior Selangor state executive councillor and Kinrara assemblyman Teresa Kok said the residents from Puchong and Old Klang Road would now have an alternative route instead of using Jalan Puchong.

“For the past eight years, Puchong residents wanted this shortcut and it is now finally open to traffic.

“This road will shorten the route to their destinations for many residents,’’ said Teresa, who was present together with Kelana Jaya MP Loh Gwo-Burne.

Puchong Bus Hub Ready For Residents

After six months, residents in Puchong Utama will finally be able to enjoy a more comfortable and safe bus stop by early next month.

The bus hub, complete with a station master office, a sheltered waiting area, public phones and stalls will be able to accommodate up to five buses at any one time.

Construction commenced in February and was expected to be completed by August, but was delayed for a few months. Despite the problems, Syarikat Prasarana Negara Bhd was able to complete the project.

Making cleanliness and safety a top priority, Prasarana provided some 10 rubbish bins and built safety dividers on both sides of the waiting area. A comfortable rest area for bus drivers was also incorporated.

In June, The Malay Mail had reported the inconvenience and troubles faced by residents of Puchong Utama due to the lack of this basic amenity in the area. The previous make-shift bus stop had used a canopy which barely served as shelter against sun and rain while the area itself was inconveniently located across a wide drain, requiring commuters to jump across whenever a bus arrived.

A resident and regular commuter, Imran Rashid, 23, said: "I am glad there will finally be a proper and safe bus stop for residents to use, especially school-going children.

"I hope residents will make proper use of the new bus hub and help maintain its cleanliness."

A stall-owner at the old bus stop, Amir Hamzah, 34, said: "I am happy there is also a place for us to do business at the new bus hub, which is bigger and more comfortable.

"Despite the delay, I am thankful to Prasarana. This shows the company is not only interested in making money, but have their customer's best interests at heart."

A Prasarana spokesman told The Paper That Cares: "This bus hub is another initiative from Prasarana to provide for the the comfort and safety of the public.

New Proton Inspira

Proton Holdings Bhd has unveiled an all new mid-sized four door Sedan, "Inspira", with a starting price of RM79,888 and it is not a replacement model for Waja.

"Waja is being discontinued. This is not a replacement," group managing director Datuk Syed Zainal Abidin Syed Mohamed Tahir said on Thursday, Oct 14 at the soft launch of the latest edition of Proton's family.

He said the new model clearly demonstrated the many ways to come out with a good car and a result of Proton's long-term relationship with Mitsubishi Motors Corporation (MMC).

The collaboration with MMC to come up with the Inspira enabled Proton to save a lot of funds and time, he said.

"It's cheaper from the company's point of view," he said, adding that it would cost up to RM700 million to develop a completely new car. "It's a win-win collaboration of Proton and MMC," he said.

Booking started Thursday with a minimum fee of RM1,000. Those who book the car from now until Nov 15 will get a free two-year service or first 50,000km. The service package includes free labor charges and service parts worth RM1,658 in total for the car that will be launched on Nov 10.

Proton offers continuously variable transmission (CVT) with intelligent and innovation vehicle electronic control system (INVECS-III) in a variant of the Inspira.

Among practical features customers stand to gain from include auto cruise, automatic light and rain sensors, welcome and coming home light system, fully automatic air conditioning system with climate control system for both front and rear occupants, and all round airbags for passengers' safety.

Proton aims to sell 1,600 units of the Inspira a month.

"The market for the C-Segment cars is about 5,000-6,000 units a month. So, we are looking at 1,600 a month as it is value for money," Syed Zainal said.

He said the company also aimed to export the Inspira, "but we will first ensure the stability of production first.

"Inspira comes in white, black, silver and red.

Carrefour Expansion Still On

Carrefour Malaysia is going ahead with the expansion of operations with the opening of two new branches in Selangor, despite news that the French retail giant is to exit its Southeast Asia business.

Carrefour Malaysia chairman, Tan Sri Abdul Aziz Shamsudin said, the two new hypermarkets are in Puchong Utama and Seksyen 23, Shah Alam.

Asked if sales had been affected by news of Carrefour's divestment, he said there had been no impact to date as the hypermarket had many loyal customers.

Apart from Malaysia,Carrefour, the world's second-biggest retailer is also said to be selling off its business in Singapore and Thailand.

Carrefour today received the Halal Certification Malaysia (SHM)for its important meat, salad bar and bakery sections from the Department of Islamic Development Malaysia (Jakim).

"We are not targeting any increase in sales through the halal certification but it is being undertaken as an appreciation for our loyal customers," Abdul Aziz said.

With the SHM, Carrefour becomes the first hypermarket to offer fully halal products at the three sections.

Information kiosks (I-Kiosks) are also available for customers to check the status of products being sold.

The project which began at Carrefour Putrajaya will be expanded to other branches throughout the country and will not be restricted to just the three sections but to all others.

Meanwhile, Carrefour also plans to increase the sales of food products from Small Medium Enterprises (SMEs)to 11 per cent in 2011 compared to 10 per cent this year.

EPF members will be able to use their future and current savings to apply for a larger housing loan beginning Sunday.

EPF chief executive officer Tan Sri Azlan Zainol said the Flexible Housing Withdrawal facility is designed to give those who qualified greater purchasing power.

“Members will now have a chance to realise their dream of a better home for their families via increased home loan eligibility.

“What’s more, Flexible Housing Withdrawal does not in any way affect a member’s retirement savings as the sum that has been set aside under this facility will continue to earn yearly dividends paid by EPF,” he said in a statement here yesterday.

He said members could transfer part of their savings under Account 2, which is utilised to buy a house or reduce a housing loan, to the Flexible Housing Withdrawal account, followed by a monthly transfer of a specified amount of contribution.

“Savings that have been set aside under the facility cannot be withdrawn or utilised for any other pre-retirement withdrawals, such as Housing, Education or Medical before the end of its term.

“However, members can still utilise the remaining savings in Account 2 for other pre-retirement withdrawals,” he said.

Azlan said the facility was in support of the Government’s objective to enhance the quality of life of the rakyat in the spirit of 1Malaysia.

“To date, Maybank and Public Bank have confirmed their participation in the facility and we expect more banks to follow suit,” he said.

Under the facility, EPF members, who have not withdrawn their savings under Account 2 to purchase a house or reduce a housing loan, can apply for their current and future savings to be taken into consideration when applying for a housing loan with a financial institution.

The facility was announced by Prime Minister Datuk Seri Najib Tun Razak when tabling the Budget last year.

Azlan said the facility was available to EPF members below the age of 54 and must be applied together with their application for a withdrawal to purchase or build a house or reduce a housing loan.

Each application is to be submitted by the EPF member to the financial institution from which he is obtaining the loan.

All application forms would then be submitted to EPF by the banks.

Those who wish to cancel the Flexible Housing Withdrawal facility can only do so after a year from its commencement date and upon consent from the respective financial institution.

Philippe Starck Designs His 1st Shower-Toilet Seat

Philippe Starck is no newcomer to the world of personal hygiene and care. He first got involved with the bathroom and cleansing arena in year 1994 when he joined forces with Duravit, the German manufacturer of bathroom and wellness products. The resulting “Edition 1” is a highlight of modern bathroom culture and has long since become a classic. With the Starck 2 (1998) and Starck 3 (2002) ranges, Starck and Duravit set new standards in terms of affordability by offering outstanding design at prices that had previously been the preserve of faceless, no-name products. So all that remained was to create a range for the luxury segment, and Starck did just that in year 2004. Drawing on abundant resources, always seeking things as yet unforeseen, he designed the Starck X range.

From the simple towel holder to the luxury whirl tub – all the bathroom furnishings bear Starck’s signature at different price levels. Sophisticated symbiosis of WC and bidet

His interpretation of “good design” resulted in a shower-toilet seat with an unusually flat and slim line design that curves gently up into the wall and that finishes in an elegant silver-coloured panel. To ensure the continuous flow of the clear lines, the technical components have been miniaturised so the entire technology fits between the ceramic body and the seat. It’s only when you actually look inside the WC that you see the stainless steel spray wand that is part of the bidet function.

There are three different types of wash to choose from:

• The Ladywash uses a water jet for a particularly gentle wash that is specially designed to meet the needs of female users.

• The Rearwash leaves you feeling fresh and clean.

• The Comfortwash offers a more attentive wash that cleanses with the forward and backward movement of the spray wand or with a pulsating water jet.

Water temperature, water volume and spray wand position can all be individually adjusted. After feeling clean and fresh, the next stage is the warm, drying air. The remote control as a design element

A silver-coloured, elegant cuboid no bigger than your hand, the remote control becomes a design element in everyday use. Thanks to a membrane keypad, the keys are extremely flat and feel pleasant to the touch. The three-dimensional alignment of the remote control enables a logical layout of the keys that, thanks to clear symbols, are operated intuitively – when selected, the symbols are briefly illuminated. The remote control can be used to open and close the lid of the WC at the push of a button.

The seat itself is heated and the temperature can be individually controlled; a sensor makes sure that it doesn’t get too hot. Once you’ve taken a seat, you can select the desired wash function or dryer by remote control. Use the arrow keys to change the position of the spray arm. Water pressure and dryer, seat and water temperature can be individually adjusted via the +/- keys. However, to facilitate things even more, personal preferences can be stored in two profiles, which can then be selected at a later date. There is also a central stop key to interrupt all functions. Lim said the centre is equip with B. Braun's Dialog+ hemodialysis machines.

B. Braun machines provide intelligent blood pressure stabilisation for more comfortable therapy. It is said to be the only system on the market that measures a patient's blood pressure directly - a feature which makes the procedure especially safe and reliable, she said.

DATA MANAGEMENT SYSTEM

The Puchong centre is equipped with B. Braun's Nexadia Expert data management system which is a powerful and user-friendly database for dialysis centre data management.

Operation of Nexadia Expert is intuitive. Functions include the editing and archiving of all treatment and patient-related data and preparation of the documentation required for quality assurance and reporting to the National Renal Registry.

"An ultra-pure RO (reverse osmosis) machine will be installed at our centre to ensure high water quality. This system uses double filtration to provide better water quality by reducing endotoxin levels, therefore, reducing the risk of patient infection.

"Our centre also has a separate room specifically for the management of patients with hepatitis.

All equipment used in this room is segregated and only single use consumables and dialysers for hepatitis patients are used. This is to reduce the risk of sero-conversion at the centre," said Lim.

COSTS

Lim said the cost to set up a B. Braun Avitum Centre is about RM700,000.

"There are 10 machines in each centre and we adhere to the medical authorities' guideline of one nurse to six patients. The centre operates from 7 am until 5.30 pm".

She said the centre charges RM175 per dialysis session from Monday to Saturday. There are two shifts.

For the BBA Dialysis Centre in Puchong, there is one nephrologist (visiting consultant), a doctor, three nurses and one dialysis technician available.

Transport is provided within Puchong area (within 5km radius of the centre).

Puchong is a main town in Petaling district, Selangor in Malaysia. Puchong used to be a rubber estate and tin-mining town about 40 years ago. Up until about 20 years ago, Puchong consists of only one two-lane road running through estates and villages. Since then, urbanization has occurred rapidly in recent years with many industrial parks, commercial centres and residential areas mushrooming along Jalan Puchong, the main road.

Puchong is situated midway between the Kuala Lumpur, Malaysia's commercial capital, and Putrajaya, the administrative capital. Due to its location, Puchong is expected to witness further developments in the near future. Puchong already serves as a residential suburb for two cities, Kuala Lumpur and Petaling Jaya. New townships, such as Bandar Puchong Jaya, Pusat Bandar Puchong, Puchong Hartamas, Puchong Utama, Puchong Prima, Bandar Bukit Puchong, Saujana Puchong and Bandar Puteri Puchong, are sprouting from once-abandoned lands, ex-plantation land and cleared-forest areas, contributing to the population boom witnessed in recent years in Puchong. There are also bus services connecting Puchong to Kuala Lumpur, Petaling Jaya, Putrajaya and Cyberjaya.

Upcoming project of LRT (STAR extension) which expected to be completed in 2012 will pass through Puchong area. Prasarana Given Approval To Build LRT Lines

Work on the LRT extension from the Kelana Jaya line to USJ 20 in Subang Jaya and the Ampang line from Sri Petaling to Taman Puchong Prima will start soon.

Syarikat Prasarana Negara Berhad (Prasarana) has been given the approval for both lines from the Department of Railways.

There will be 13 stations for each of the two lines.

Prasarana group managing director Datuk Idrose Mohamed said they had their public hearing for three months beginning Sept 15 last year.

“The proposed lines were displayed at various locations of the local authorities,” Idrose told reporters at his office in Bangsar yesterday.

“We received a lot of feedback from the public and stakeholders while meetings were also held with residents on their objections raised.

“Both the federal and state governments ordered us to study the objections raised and how we can overcome the issues. We gave solutions and approval was granted,” he said.

On the remaining “unapproved” sections, Idrose said discussions were being held with the state and federal governments and hoped to obtain approval soon after all issues and residents’ concerns were sorted out.

For the Kelana Jaya line, the first phase of construction work covering 9.2km will be from the Kelana Jaya station to USJ near the Kesas highway.

For the Ampang line, the first phase is from the Sri Petaling station to Kinrara 3 covering 7.4km.

Work to relocate telecommunication cables, TNB underground cables and high voltage transmission lines, water mains, sewerage and gas pipes is expected to start in mid-July.

Idrose said work on both the lines would start simultaneously and was expected to be completed in three years.

He said the exact time frame would be clearer once approval for the remaining sections was obtained and tender called in September.

He added that there would be 800 to 1,500 parking bays depending on the location of the stations and the ridership.

Some stations are being integrated and some with just drop-off bays without the park-and-ride facility.

Council To Receive RM2.2mil Allocation

The federal government has allocated RM2.2mil to the Subang Jaya Municipal Council to implement a Safe City Programme.

We are one of the 12 local councils chosen to receive the allocation in the country through the crime National Key Result Areas (NKRA).

With the funds, we will be able to take preventive measures at crime hotspots identified by the police.

Among the measures include installing more streetlights, safety mirrors and alarms at crime-prone zones and separating pedestrian paths from motor lanes with barriers or plants.

Last Friday, we conducted a site visit with OCPD Subang Jaya Asst Comm Zainal Rashid Abu Bakar to conduct crime-mapping.

A total of 12 crime hotspots in Subang Jaya and Puchong were pinpointed.

With the crime statistics presented, we will then decide on what has to be done in the specific areas.

We will be forming a Safe City Programme sub-committee — comprising councillors, police, Immigration Department, TNB, and Malaysian Crime Prevention Foundation — to monitor and coordinate the implementation of the programme.

We hope the close cooperation between the MPSJ and the police will help curb crime in areas under the MPSJ’s jurisdiction.

The programme will be ongoing until the zero crime rate is achieved.

Another RM1.15mil was also allocated by the Housing and Local Government Ministry to upgrade 77 bus stops.

We have identified the bus stops and are appointing contractors for the project.

Work To Ease Congestion In Puchong Expected To End Late Next Year

The first phase of the upgrading works on the Puchong stretch of the Damansara-Puchong Highway (LDP) is on schedule and is expected to be completed by the end of 2011.

It is part of the RM300mil upgrade plan by highway concessionaire Litrak to mitigate the congestion at critical points caused by rapid development.

In Puchong, the non-toll traffic on the LDP has increased by ten-fold, from about 40,000 in 1999 to 400,000 in 2010.

“Since 1999, there have been 20 major developments (spanning over 40.5ha or comprising more than 500 units) and 15 medium developments (less than 40.5ha or fewer than 500 units) in Puchong.

“In total, the developments have contributed 85,000 residential units and 17 million sq ft of commercial space while 40,000 more residential units and 2.35 million sq ft of commercial space are expected in the next three to five years,” Litrak CEO Sazally Saidi said.

Thus, upgrading works are timely to cushion the impact of the rush hours traffic jam.

For now, the works, which began last September, are concentrated on the stretch between the Puchong Intan Interchange and Kampung Baru Interchange.

The three major enhancement projects are the construction of a southbound mainline ramp at the Puchong Intan Interchange, improvement on the Puchong Perdana traffic intersection and widening works on the mainline between the Puchong Perdana Interchange and Kampung Baru Interchange.

“Currently, at the Puchong Intan Interchange (where Tractors is located), the traffic heading towards Puchong Perdana and Putrajaya are sharing the road with local traffic heading towards Jalan Puchong and Hicom, Shah Alam.

“A 700m two-lane ramp will be built from the Puchong Intan Interchange to the Puchong Perdana Interchange, while the existing roads will be widened,” Sazally said.

As for the Puchong Perdana intersection, Litrak will be providing an additional lane (slip road) each from LDP (from both north and southbound) heading towards Persiaran Puchong Perdana.

Persiaran Puchong Perdana will be widened, too.

“The stretch of LDP between Puchong Perdana and Kampung Baru Interchange, both north and southbound, will be widened from three to four lanes,” Sazally elaborated.

The first phase of the upgrading plan will cost RM104.6mil, while the second phase, aimed at improving the northbound traffic between Persiaran Surian and Penchala toll plaza, is estimated at RM100mil.

“We are in the midst of finalising the details and seeking approval from the authorities for the second phase, and work will start in the near future,” Sazally said.

The third phase, on the other hand, will involve the Damansara Utama Interchange to SS2 Interchange, as well as Puchong Jaya southbound mainline.

Sazally hoped the Puchong traffic would be eased following the upgrading works.

“While the upgrading works are going on, we will impose some traffic diversion for better traffic management.

“We hope the public will bear with us for the time being,” he said.

MPSJ Opens New Library And Office In Bandar Puteri Puchong

The Subang Jaya Municipal Council (MPSJ) Hypermedia Library was opened to the public last month at its new premises at Persiaran Puteri 1, Bandar Puteri Puchong in Puchong.

It is the council’s third hypermedia library after the opening of first two at the 3C Complex, Subang Jaya and Serdang Raya, Seri Kembangan.

The library’s operating hours are from 9.30am to 7pm from Tuesday till Friday, and 9am to 5pm on Saturday and Sunday.

The library is closed on Monday, public holidays, and the first and third Saturdays of each month.

The new library has a collection of 2,419 books on various topics.

The public can also utilise the Internet service. The rates are RM1 per hour for members and RM3 per hour for non-members.

A yearly fee is applicable for those who would like to register as members. It is priced at RM27 for children between five and 12 years and RM37 for those above 13.

The renewal fees are RM15 and RM30 for children and adults respectively.

Members are allowed to borrow three books for two weeks each.

Book loan renewals can be done at the counter or through the phone, but can be done only once.

The library also offers Online Public Access Catalogue (Opac) service, and E-Media electronic information service for access to old publications under the NSTP group’s collection from 1991 onwards.

An MPSJ branch office with a customer service counter and MPSJ Towing Depot are located at the same premises.

The public can pay their assessment taxes and compounds, as well as make enquiries related to the council at the counter.

Its operating hours are 8am-5pm on working days and 9am-1pm on Saturday.

MPSJ is in the process of upgrading the existing system at the counter, with plans for additional services like business licence application, rental of community hall/ sports facilities, application and issuance of dog licence, transfer application, and others.

Residents Want MPSJ To Clean Up Taman Puchong Hartamas

The Taman Puchong Hartamas Residents Association hopes that the Subang Jaya Municipal Council (MPSJ) can clean up the drains in their area.

During a site visit with representatives from the council’s engineering and town services departments, residents association chairman N. Ramesh pointed out that the drains with stagnant water could easily become breeding grounds for mosquitoes.

MPSJ councillor Stephen Chin said four dengue cases were reported in Puchong Hartamas between April 1 and 17.

“There were also another two cases at the nearby Sri Menanti Apartments last month,” he said.

The residents also hoped that the council could upgrade the park by planting more trees, repairing the playground facilities and levelling the ground, construct humps on the roads near the park and trim the trees.

Chin also said he would use his councillor’s fund to add a gazebo and a few benches at the park.

New Plan For Garbage Collection

CLEANLINESS is an issue close to my heart.

Under a pilot project, the Subang Jaya Municipal Council (MPSJ) will be introducing a central garbage disposal system for commercial areas, starting with Jalan Bandar in Pusat Bandar Puchong, Puchong.

Presently, the Alam Flora contractors’ garbage collection scope in commercial areas is done door-to-door every day except Sundays.

Business premises are required to have at least one garbage bin under Bylaw 6, Garbage Collection, Discard and Disposal (MPSJ) 2007 and Bylaw 18, Trade, Business and Industry Licensing Bylaw (MPSJ) 2007.

Business owners will be slapped with a maximum compound of RM1,000 if they fail to comply.

However, the reality is that people who often indiscriminately throw rubbish, claim that the existing garbage bins are insufficientrubbish bins.

This results in a messy situation and makes it more difficult for the Alam Flora workers doing the garbage collection rounds.

Under the project, we have identified several key garbage collection points in Pusat Bandar Puchong where large 1,000-litre bins will be placed.

A total of 12 bins, which can be attached to a compactor lorry, will be placed in Jalan Bandar 2, 7, 8, 9, 10, 12 and 16.

The traders and shoplot residents will have to dispose of their garbage into these bins on their own as the door-to-door collection will stop and Alam Flora workers will only collect garbage from these 12 bins.

Meanwhile, the MPSJ will not entertain complaints regarding garbage thrown in front of shops or in the backlanes any more.

We started sending notices to the shop owners and traders from April 1 and the ruling will be effective from May 1.

We have also had meetings with the traders and distributed pamphlets to them.

The MPSJ has to spend an additional RM4,000 to rent the 12 bins, plus the RM6,000 per month for the Alam Flora services like sweeping the roads and garbage collection in Pusat Bandar Puchong.

We are starting in Pusat Bandar Puchong because this area has been receiving the most number of complaints.

We will monitor the project for about three months before looking at extending it to other areas.

The traders and public should also play their role by catching errant traders or passers-by who throw rubbish indiscriminately by taking pictures and reporting them to the MPSJ.

To better enforce the ruling, we are considering the idea of sending undercover MPSJ officers to monitor the area.

However, it is also the traders’ and business operators’ responsibility to ensure the cleanliness of their areas, as a clean space is sure to attract more customers and that would be to their benefit.

What is also lacking is the attitude and civic consciousness among the members of society.

Less Crime In Puchong Jaya

As of April 19, the crime rate in Puchong Jaya has dropped by 8.5%.

Puchong Jaya police station officer-in-charge Chief Inspector Lokman Ahmad said they had solved 183 cases and nabbed 66 criminals this year.

The police station, which covers 24.8km, also recorded a decrease in crime rate by 10.4% last year.

“The highest number of cases involve vehicle and motorcycle theft, most of which happened at shopping malls and flats,” Lokman said.

He revealed the figures at a meeting held at Bandar Kinrara 5 on Sunday.

Special officer to Home Minister Datuk Lau Yeng Peng said the ministry had taken a series of proactive measures to bring down the street crime index and crime index, such as increasing police presence and establishing more Malaysian Police Training Centres (Pulapol).

“Every year, about 5,000 police officers retire while fewer than 6,000 new officers join the police force.

“There is only an increase of 500 to 1,000 police officers each year because of the lack of training centres,” he said.

In Puchong and Seri Serdang, for instance, there are 320 men in blue in four police stations serving half a million people.

“The ideal figure is one policeman for every 250 people, or 500 at the most.

“The situation will soon be improved as more Pulapol centres will be built under the 10th Malaysia Plan,” Lau said.

He added that the public could volunteer through Community Policing and Rakan Cop.

In response to a question on people feeling discouraged to lodge police reports due to unfriendly cops, Lokman said the public could inform him if such incidents happened in his police station.

Gazette Forest Reserve And Settle Court Case

A group called the Signature Campaign Teamwork (SCT) wants legal steps taken to safeguard the Ayer Hitam Forest Reserve, following the Selangor state government’s promise not to develop the forest reserve.

Selangor Tourism, Consumer and Environment Committee chairman Elizabeth Wong had announced the state government’s decision to abort a proposed cemetery project in the forest reserve at a New Year celebration in Puchong on Jan 9.

“For the issue to be resolved, the state government has to permanently gazette the site as a forest reserve, and get their lawyers to inform the Shah Alam High Court to reach an out of court settlement with regards to the case,” said SCT secretary Ng Chee Kwong.

The SCT had applied for a judicial review on the proposed cemetery project at the Ayer Hitam Forest Reserve.

The case is fixed for mention on March 16 at the Shah Alam High Court.

The state government and the Subang Jaya Municipal Council (MPSJ) have been named as the respondents.

“Our lawyers told us that their lawyers have to inform the judge that the project has been cancelled and get the court to record the case; otherwise it would be considered as contempt of court,” said Ng.

“The forest reserve also has to be regazetted, because there is a risk that the project will be revived if it is not.

“We want a legal solution to safeguard the forest reserve and residents, as a political announcement does not mean anything.”

Although the SCT had received an invitation to attend the celebration, Ng said they did not send any representatives as they did not know who had sent the invitation and that no definitive solution had been issued.

“We are giving the state government a March 16 deadline to gazette the forest reserve and settle the court case,” he said.

Ng said the SCT was also against the conditional agreement mentioned by the Selangor Mentri Besar that the state government could only regazette the forest reserve when another suitable site for the cemetery was identified.

The SCT comprises representatives from Saujana Puchong, Mutiara Indah, Bandar Bukit Puchong, Gateway Puchong and Lestari Puchong.

According to the SCT members, there are more than 10,000 houses in the five housing areas.

They are against the cemetery project due to its proximity to their homes and to ensure that the forest reserve remains as it is to preserve the environment.

Ng said the proposed cemetery project covers 150 acres but it was initially stated at 55.

The forest reserve originally spanned some 4,270ha but it was degazetted over a variety of land uses over the years.

As of February 2009, 1,217ha had been gazetted by the Selangor government as an education and research forest.

About three weeks after the launch of UniFi, Telekom Malaysia Bhd (TM) can claim to have 900 customers hooked on the new fast speed broadband offering in four areas in the Klang Valley.

The next areas where UniFi is heading to are Petaling Jaya, Putrajaya, Cyberjaya, Damansara, Cheras, Selayang, Puchong, Serdang, Klang, Kepong and Wangsa Maju.

The first four areas to get the first feel of fast speed were Taman Tun Dr Ismail Shah Alam, Subang Jaya and Bangsar. The service will eventually be expanded to include 22 more exchange areas by June, and another 22 by year-end.

By 2011, about 65% of inner Klang Valley will be covered by TM’s HSBB initiative, group CEO Datuk Zamzamzairani Mohd Isa says. This will be increased to 92% by the end of 2011 to include Gombak, Kajang, Bandar Tun Razak and Sungai Besi.

UniFi is offered in three packages comprising triple-play services of high-speed Internet, video (IPTV) and phone, with speeds of 5Mbps, 10Mbps and 20Mbps and it is priced at RM149, RM199 and RM249 respectively per month.

Zamzamzairani says TM’s target is to complete 750,000 premises passed by the end of the year. Premises passed refers to the number of premises connected by UniFi with the option to subscribe to the service if they so desire.

“This means the major part of the Klang Valley will be covered by HSBB by December this year. Outside of the Klang Valley, HSBB deployment will be targeted at Zone 1, which includes the high economic impact areas, industrial parks and free trade zones, he says. UniFi will also be available at Iskandar Malaysia.

He says all other areas not covered by UniFi will be covered in one way or another by other broadband technologies.

Zamzamzairani warns users to expect teething problems in the initial stages as TM is still ramping up its capabilities. Things will smoothen out after that.

TM will not bill subscribers until July. The first 3,000 subscribers within the four exchange areas will be getting free UniFi usage till June. TM is also waiving over RM1,000 worth of installation and equipment fees to install UniFi.

New Facilities For Puchong Residents Soon

A new sepak takraw court and children’s playground are among the facilities planned by the Residents Committee (JKP) Zone 16, Pusat Bandar Puchong and Bandar Puteri Puchong for this year.

Councillor Tan Jo Hann said the facilities would be built on the field in Jalan Wawasan 2/23, Pusat Bandar Puchong once approval is granted by the Subang Jaya Municipal Council (MPSJ).

“The court, estimated at RM15,000, will benefit the children and youths from the low-cost flats nearby,” he said.

The JKP is also planning to relocate the bus stop in front of Sri Begonia apartments as it obstructs traffic.

“A new structure will be built at the next road,” Tan said.

On the garbage problem in the low-cost flats in Jalan Wawasan 5/3, Pusat Bandar Puchong, Tan said the council had rejected the JKP’s application to replace the broken bins and repair the waste disposal room, but it was applying again.

The council rejected the application on the grounds that the money should come from the apartment’s management instead of the JKP but Tan said the JKP could help the management if it was unable to fork out the funds to solve this unhygienic situation.

He said the JKP was given an allocation of RM100,000 a year and 80% of it was to be spent on infrastructure, 17% on community activities and 3% on administration.

Tan said among the issues or complaints settled by the JKP since August 2008 included potholes (23%), streetlights (13%), pruning of trees (10%) and others.

So far the JKP has installed chain fencing from Jalan Serindit 1- Persiaran Wawasan link road, cleaning up of the lake in Taman Wawasan and installed drain covers near Tesco Puchong,

The other problems that require close monitoring are cracks on houses in Bayu Putri Apartments, Taman Wawasan 1 and 4, garbage collection in the commercial area of Pusat Bandar Puchong and illegal hawkers and restaurants.

JKP vice-chairman Simon Chin said while the JKP tried its best to take care of the area, the residents had to play their part, too.
